About the Role
Completes daily financial operations for the community by collecting and posting rent, fees, and other payments, preparing daily bank deposits and monthly close-out reports, and processing invoices and payables. Operates property management software to ensure accurate transactions, updates, and back-ups for system integrity.
Responsibilities
- Review resident files and accounting records to identify unpaid or late fees, communicate with residents about outstanding balances, and implement collection procedures to enforce lease terms and maximize revenue.
- Review and submit vendor, contractor, and service provider invoices for payment by reconciling work performed or products purchased, obtaining community manager approval, and coding charges to appropriate Chart of Account codes.
- Follow the Company’s eviction procedures, including proper notice requirements, representing the community in court hearings, and completing eviction proceedings.
- Process resident move-outs by reviewing lease terms, applying deposit and lease cancellation fees (if applicable), and ensuring compliance with legal requirements.
- Promote resident satisfaction and retention by addressing complaints, questions, and service issues in a timely manner.
- Act as on-site supervisor in the absence of the community manager by delegating daily tasks, coordinating maintenance and make-ready work, and ensuring compliance with Company policies.
- Support leasing activities, including showing apartments to prospects, processing applications, and preparing lease and move-in documents.
- Maintain a positive image of the apartment community and management company.
Requirements
- High school diploma or equivalent.
- Strong math skills.
- Bilingual preferred.
- Valid driver’s license.
