Responsibilities
- Complete resident service requests within 24 hours and manage the system for handling these requests.
- Schedule the on-call rotation for staff and assist with service as necessary.
- Conduct all business in accordance with company policies, procedures, and state/federal laws (e.g., ADA, Fair Housing, OSHA).
- Assist in distributing flyers and other materials.
- Maintain and update all safety materials, ensuring they are readily accessible.
- Monitor and immediately correct unsafe conditions on the property.
- Maintain accurate records of preventive maintenance, service requests, and make-ready status of vacant apartments.
- Schedule and perform minor and routine maintenance on equipment regularly.
- Inspect and maintain all tools in excellent condition.
- Diagnose and perform minor or routine maintenance or repair involving:
- Electrical and plumbing (including water lines)
- A/C and heating systems
- Appliances
- Water irrigation systems
- Stairs, gates, fences, patios, and railings
- Tile, carpet, and flooring
- Roofing, gutters, and fasteners
- Interior/exterior lights
- Fireplaces and ceiling fans
- Gas fixtures and appliances
- Shutters, doors, cabinets, and windows
- Sliding glass doors
- Boilers (gas and electric)
- Door locks, P.O. boxes, and locks
- Security systems
- Ceiling leaks
- Walls
- Pool area, tile, hot tub/spa, and pool furniture
- Handle "on-call" duties as needed.
- Participate in standby emergency schedules for evenings, weekends, and holidays.
- Assist in preparing the property for inspections.
- Perform additional duties as assigned by the property manager or Regional Community Supervisor.
Requirements
- A minimum of two years of full-time experience in apartment maintenance or a related trade requiring knowledge of electricity, plumbing, carpentry, painting, and HVAC.
- High school diploma or equivalent; technical certification is a plus.
- EPA certification (refrigerant, transition, and recovery).
- Strong verbal and written communication skills in English; bilingual in Spanish is a plus.
- Own a basic set of hand tools.
- Valid driver’s license with a good driving record and auto insurance.
- Ability to work at other locations and travel within major metropolitan areas, including possible overnight stays.
- Ability to work some weekends as needed.
Physical Requirements
- Ability to sit, stand, climb, stoop, and remain at a desk for up to 8 hours or more.
- Ability to walk the property for up to 8 hours (or more) in various weather conditions.
- Ability to climb stairs.
- Ability to lift up to 30 lbs. as needed.
