Assistant Maintenance Technician - Floater

About the Role

Join the ConcordRENTS team as an On Site (Resident) Maintenance Technician - Floater. In this position, you will contribute to the success of the community by maintaining amenities and apartment home interiors, fully preparing apartment homes for new residents, and maintaining the condition of occupied apartments. This role requires travel and work at communities within specific regional portfolios.

You will maintain the community's curb appeal, address residents' customer service needs, and work independently with a sense of urgency. Proficiency in painting, plumbing, electrical, appliance repair, carpentry, landscaping, and irrigation repairs is essential. Willingness to learn industry-leading technology is required.

This position requires you to perform work functions for the community at which you live. Certified Pool Operator (CPO) certification may be required. EPA certification (Universal or both Type I and Type II) is required and must be provided at the time of hire or obtained within six months of hire.

Responsibilities

• Work from checklists, schedules, service requests, and instructions to prepare apartments for move-in and ensure all checklist items are resolved.
• Determine repair, material, and supply requirements; perform routine repairs including replacement of damaged floor covering, repair of walls, countertops, fixtures, fans, windows, doors, and appliances.
• Respond to service requests to investigate and make routine mechanical repairs to damaged or broken apartment or amenity elements.
• Escalate complex HVAC, electrical, plumbing, and appliance service requests as appropriate.
• Paint interior and exterior surfaces, including apartments, clubhouses, amenity areas, and other assigned properties.
• Clean and prepare surfaces, pressure wash as needed, apply caulk, patch and repair drywall and stucco, and match textures.
• Maintain grounds by picking up trash, emptying trash bins, moving trash to compactors, and cleaning compactor areas.
• Blow, sweep, pressure wash, and clean building exteriors, stairs, breezeways, and areas between buildings.
• Clean and scrub pool and deck surfaces, remove debris, and treat pool water with prescribed chemicals.
• Check and repair irrigation systems, rake recreation areas, and straighten signs and poles.
• Perform preventive maintenance routines, including changing filters, checking smoke detectors, replacing batteries, and changing light bulbs.
• Assist in moving appliances, conduct move-in and move-out inspections, and orient new residents on appliance operation.
• Maintain property grounds, notify supervisor of safety hazards or property damage, and replenish materials and supplies.
• Track and maintain the status of service requests in the computer system and close records for completed orders.
• Available for on-call duty, nights, and weekends.
• As a Resident Maintenance Technician - Floater, perform additional functions for the community at which you live:
  • Provide one additional week of on-call support per month.
  • Perform one additional weekend of swimming pool maintenance per month and complete required pool inspections.
  • Access the compactor area by noon each day during on-call or pool maintenance weekends to place items in the compactor and complete inspections.
  • Respond as the first contact for fire/burglar alarms and hurricane response.
  • Complete the Initial Post-Hurricane Damage Assessment.
  • Perform light inspections at the community during the additional on-call week, with potential for additional weeks at the discretion of the Community Director.

Requirements

• High School diploma or GED equivalent.
• Basic mechanical knowledge.
• Certified Pool Operator (CPO) certification may be required.
• EPA certification (Universal or both Type I and Type II) required at the time of hire or within six months.
• Ability to speak, read, and write English for safety and productivity.
• One to two years of experience preferred to be fully familiar with required techniques, equipment, and work routines.
• Experience with painting, plumbing, electrical, appliance repair, carpentry, landscaping, and irrigation repairs.
• Ability to work independently, address resident needs, and learn new technology.
