About the Role

Assists the Maintenance Supervisor in all maintenance-related tasks, leading and mentoring the maintenance staff while ensuring the community is well-maintained.

Responsibilities

  • Supervises maintenance staff and ensures all areas of the community are maintained.
  • Manages proper levels of inventory with approval.
  • Assists with contractors and researches competitive pricing for supplies.
  • Implements and supervises safety training programs.
  • Tracks, monitors, and follows up on resident work orders in ResMan to ensure completion within 24 hours.
  • Conducts apartment inspections and walk-through checklists for all vacant units.
  • Leads and mentors maintenance staff by assisting with skill development and knowledge.
  • Responds to emergency calls through the on-call monitoring service per policy.
  • Performs general repairs, including appliances, carpets, A/C, electrical, carpentry, welding, painting, and plumbing.
  • Moves appliances with assistance using an appliance dolly.
  • Installs appliances and electrical fixtures as required.
  • Reports maintenance problems and ensures repairs are completed correctly and timely.
  • Leads and/or participates in an ongoing community preventive maintenance program.
  • Maintains a courteous and helpful demeanor with residents, prospective residents, co-workers, and vendors.
  • Works on-call, overtime, weekends, holidays, and evenings as required.
  • Performs other duties as assigned by the Maintenance Supervisor.

Requirements

  • Minimum of 3 years of experience in apartment community maintenance.
  • Average written and oral communication skills in English.
  • Ability to direct, motivate, train, and develop subordinates.
  • General knowledge of building codes and laws applicable to the community (e.g., HVAC, electrical, plumbing, swimming pools).
  • High school diploma or equivalent.
  • Valid driver’s license and reliable transportation.
  • Leadership skills.
  • HVAC or EPA certification.
  • Experience working with distressed or aged properties.
  • Must have your own basic tools (e.g., drill, flashlight, screwdriver, hammer, tool set/sockets).

Physical Demands

  • Tasks involve exerting heavy physical effort, including climbing, balancing, stooping, kneeling, crouching, and crawling.
  • Lifting, carrying, pushing, and/or pulling objects and materials weighing 20 to 50 pounds; may occasionally involve up to 100 pounds.
  • Regular exposure to adverse environmental conditions such as strong odors, fumes, dust, wetness, humidity, machinery, vibrations, temperature extremes, disease, pathogenic substances, and toxic/poisonous agents.
  • Regularly required to talk or hear.
  • Frequently required to stand, walk, and sit.
  • Occasionally required to use hands to finger, handle, or feel; reach with hands and arms; climb or balance; and stoop, kneel, crouch, or crawl.

Working Conditions

The work environment is usually moderate in noise level. Some exposure to potentially harmful chemicals or materials may occur.
