About the role
The Assistant Maintenance Supervisor supports the overall maintenance operations of the property, assisting with both make-ready and service work orders. This role ensures compliance with company policies, safety standards, and applicable federal and state regulations (e.g., ADA, Fair Housing, OSHA, HAZCOM, Lead-Based Paint).
Responsibilities
- Assist in overseeing daily maintenance operations and lead the team in the absence of the Maintenance Supervisor.
- Perform maintenance tasks directly or delegate to Maintenance Technicians, while occasionally inspecting completed work for quality and compliance.
- Support the implementation and management of the resident service request system, aiming for completion within 24 hours whenever possible.
- Schedule and participate in the on-call rotation and provide service support as needed.
- Maintain current and accessible safety documentation, including MSDS sheets, HAZCOM records, Lead-Based Paint protocols, mold/mildew procedures, pool and refrigerant logs, and EPA/OSHA compliance materials.
- Monitor property conditions and promptly address any unsafe situations.
- Maintain accurate records for preventive maintenance, service requests, and make-ready status of vacant units.
- Ensure expenditures align with budget guidelines unless prior approval is obtained from the Property Manager or Regional Manager.
- Schedule and perform routine maintenance on equipment and ensure tools are in excellent working condition.
- Diagnose and perform minor repairs across a range of systems and components, including:
- Identify and map utility meter cut-offs, fixture shut-offs, and sewer clean-outs.
- Maintain adequate inventory of parts and materials to support common repairs.
- Assist in maintaining clean and litter-free grounds, including raking, sweeping, and shoveling as needed.
- Support the make-ready process and collaborate with the Make-Ready Manager on unit preparation tasks.
- Follow all company safety protocols and use appropriate safety equipment at all times.
- Report unsafe conditions immediately and ensure familiarity with safety features of all tools and equipment.
- Perform additional duties as assigned by the Property Manager or Regional Manager.
Requirements
- High school diploma or GED equivalent required.
- 2+ years’ experience in maintenance property management.
- EPA Universal Certification Required.
- CPO Certification Preferred.
- Ability to earn future designations as required by Industry standards, EPA regulations, OSHA requirements, etc.
- Must possess solid knowledge of carpentry, electrical, plumbing, etc. as required by daily operations.
- Strong verbal and written communication skills.
- Ability to work in a fast-paced environment, with the ability to multi-task and meet deadlines.
- Must be team oriented and a problem solver.
- Maintain professional appearance and manner at all times.
- May be required to work extended periods of time without relief, when responding to priority/emergency situations.
- Stooping, standing, climbing and frequent lifting of a minimum of 50 lbs. of equipment (pump, tools, ladders) and ability to safely install rigging/lifting device.
- Lift and carry objects of up to 50 lbs. for distances of up to 30 feet.
- Climb ladders and stairs.
- Must have a valid driver’s license.
- This position requires rotating on-call, including nights, weekends, and holidays.
