About the role

The Assistant Maintenance Supervisor is responsible for ensuring optimal functioning of internal and external apartment community building systems including mechanical, electrical, plumbing, fire/life safety, elevators, and more. Leveraging organization skills, problem solving, and creative thinking, the Assistant Maintenance Supervisor supports the Maintenance Supervisor in resolving escalated issues while driving continuous process improvement and team development.

Responsibilities

• Support Maintenance Supervisor in setting scope, technical specifications, budget tracking, scheduling, material and equipment requirements, subcontractor/vendor bidding and management, and overall planning and execution of facility and maintenance projects.
• Ensure the physical aspects of the community meet operations and safety standards.
• Assist in the management, development, and mentorship of facilities team members in diagnosing problems and making repairs.
• Complete unit inspections as needed and maintain orderly documentation.
• Maintain inventory of basic personal tools to complete task requirements including but not limited to a hammer, screwdriver, adjustable wrench, tape measure, and flashlight.
• Organize, maintain, and utilize provided supplies in a cost-effective manner.
• Pre-diagnose and troubleshoot various building systems prior to scheduling repairs.
• Repair issues and provide knowledge in areas including HVAC, electrical, plumbing, appliances, carpentry, etc.
• Present an appearance appropriate to the image of the company.
• Complete additional tasks or duties assigned by community leadership.

Requirements

• Minimum of 5 years’ experience in Facilities Maintenance in Multifamily or Hospitality.
• Advanced experience in two or more trades: electrical, carpentry, plumbing, HVAC, painting, etc.
• Working knowledge of appliances required.
• High school education or equivalent is preferred.
• Ability to accurately perform basic mathematical functions.
• EPA Universal Certification required.
• Certified Pool Operator (CPO) Certification preferred.
• Intermediate computer and internet knowledge preferred.
• Ability to use on-site resident management software preferred.

Physical Demands

• Ability to lift up to 50 pounds.
• Regularly required to sit, stand, walk, talk, hear, and reach using feet, legs, back, arms and hands.
• Occasionally required to climb.
• Specific vision requirements include close vision, distance vision, color vision, depth perception, and the ability to adjust focus.
• Required to work at a personal computer.
• Must possess the ability to detect auditory and/or visual alarms.
• Available to work extended/flexible hours and weekends as needed.

Schedule

Monday through Friday, 8:00 a.m. to 5:00 p.m., with participation in being on-call.

Pay

$28 to $32 hourly, depending on experience, plus lease renewal bonuses.
