About the role
The Assistant Maintenance is responsible for assisting the maintenance supervisor, maintaining the physical integrity of the property, and working with the leasing team to maximize renewal and leasing opportunities. This role ensures all duties are carried out with safety as the top priority and in accordance with Valiant Residential policies.
Responsibilities
- Complete resident service requests within 24 hours and manage the system for handling these requests.
- Schedule the on-call rotation for staff and assist with service as necessary.
- Conduct all business in accordance with company policies, procedures, and state/federal laws (e.g., ADA, Fair Housing, OSHA).
- Assist in distributing flyers and other materials.
- Keep all safety materials current and readily accessible; correct unsafe conditions immediately.
- Maintain accurate records of preventive maintenance, service requests, and make-ready status of vacant apartments.
- Schedule and perform minor and routine maintenance on equipment regularly.
- Inspect and maintain all tools in excellent condition.
- Diagnose and perform minor or routine maintenance or repair on a daily basis, including:
- Electrical and plumbing (including water lines)
- A/C and heating systems
- Appliances
- Water irrigation systems
- Stairs, gates, fences, patios, and railings
- Tile, carpet, and flooring
- Roofing, gutters, and fasteners
- Interior/exterior lights, fireplaces, ceiling fans
- Gas fixtures and appliances
- Shutters, doors, cabinets, windows, sliding glass doors
- Boilers, gas and electric systems
- Door locks, P.O. boxes and locks, security systems
- Ceiling leaks, walls
- Pool area, tile, hot tub/spa, and pool furniture
- Handle “on-call” duties as needed.
- Participate in standby emergency schedules for evenings, weekends, and holidays.
- Assist in preparing the property for inspections.
- Perform additional duties as assigned by the property manager or Regional Community Supervisor.
Requirements
- A minimum of two years of full-time experience in apartment maintenance or a related trade requiring basic knowledge of electricity, plumbing, carpentry, painting, and HVAC.
- High school diploma or equivalent; technical certification is a plus.
- EPA certification (refrigerant, transition, and recovery).
- Strong verbal and written communication skills in English; bilingual in Spanish is a plus.
- Own a basic set of hand tools.
- Valid driver’s license with a good driving record and auto insurance.
- Ability to travel within major metropolitan areas, including possible overnight stays.
- Ability to work some weekends as needed.
Physical Requirements
- Ability to sit, stand, climb, stoop, and remain at a desk for up to 8 hours or more.
- Ability to walk the property for up to 8 hours (or more) in various weather conditions.
- Ability to climb stairs.
- Ability to lift up to 30 lbs. as needed.
