Assistant Maintenance Manager- Gray Haven/Dunlea

About the role
We are seeking a qualified Assistant Maintenance Supervisor to join our service team at Gray Haven Townhomes and Dunlea Apartments. In this role, you will support the Property Manager in overseeing daily maintenance operations, including assisting with scheduling contractors, managing work orders, and addressing resident concerns.
Responsibilities
- Assist in monitoring vendors and contractors that report to the property for service
- Partner with Service Manager in training Service Technicians, Service Technician Apprentices, and Site Technicians
- Collaborate with Service Manager in determining the schedule for routine services and apartment turnovers
- Perform electrical repairs on appliances, fixtures, switches, outlets, circuits, light fixtures, and ballasts
- Perform plumbing work such as cleaning stoppages and replacing fittings
- Perform carpentry work including fitting doors, freeing windows, replacing and building shelves, sanding and refinishing floors, installing siding, and wood replacement sections
- Carry out routine and troubleshooting maintenance on property HVAC systems
- Assist in maintaining and updating inventory of all maintenance-related materials
- Replace broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, and locks
- Perform general maintenance on property buildings and grounds
- Troubleshoot, repair, and replace appliances
- Assist in move-in and move-out procedures
- Maintain cleanliness, order, and safety in the maintenance shop
- Utilize Company-provided iPad and Entrata software to view and update pending work orders
- Assist in outdoor grounds work, including grounds policing
- Walk property to note and address any safety or preventative maintenance concerns
- Participate in rotating on-call schedule for evening, weekend, and holiday coverage
- Report for and carry out snow removal duty
- Lead maintenance team when Service Manager is not on property, as necessary
- Safely transport essential work equipment, supplies, and documents within assigned property and/or between company headquarters and off-site locations
- Travel independently to attend training and events across MD, DE, PA, and VA
- Conduct routine physical inspections of multiple sites on property, grounds, and vacant units within assigned portfolio
- Respond quickly to on-site maintenance emergencies, resident issues, and vendor meetings across various property locations
- Perform other duties as assigned, within reason and relevance to the job
Requirements
- Ability to present a positive professional demeanor by encompassing WPM Brand Compass Values
- Effective communication skills
- Ability to work on ladders or lifts up to 85 feet
- Demonstrated plumbing, electrical, or carpentry skills
- Availability for on-call emergencies during evenings, weekends, and holidays
- Valid driver's license and a reliable, personal vehicle suitable for daily multi-site travel
- Experience in installing lamps, ballasts, and other electrical components in various fixtures
- Able to troubleshoot minor electrical problems within various types of fixtures and equipment
Qualifications
- High school diploma or equivalent
- 3 years of experience in site maintenance
- HVAC certification required
- Certificate in basic electrical repair preferred
- CAM-T certification preferred
Pay
$27.50/hour based on skillset, with bonus potential.
Schedule
- Monday–Friday, 8:30 AM – 5:00 PM
- On-call after hours, weekends, and holidays
