About the Role

The Assistant Maintenance Director supports the overall upkeep and functionality of apartment communities by performing repairs and maintenance on HVAC, electrical, plumbing, flooring, carpentry, drywall, and pool systems. This role ensures work orders are completed promptly, assists with routine property inspections, and upholds compliance with safety regulations and Fair Housing laws.

Responsibilities

  • Troubleshoot, diagnose, and repair HVAC, electrical, plumbing, flooring, carpentry, drywall, and pool systems.
  • Ensure work orders are responded to within 24-48 hours and completed as soon as possible.
  • Assist the Maintenance Director in routine inspections throughout the property to ensure safety standards are met and compliant with local, regional, and national government regulations.
  • Respond to tenant requests in a timely manner, delivering excellent customer service.
  • Ensure compliance with all Federal, State, and local laws, including Fair Housing regulations.
  • Perform all other duties as required and assigned.

Requirements

  • HVAC, EPA, and CPO certifications required.
  • Minimum of three (3) years of general maintenance experience required, including at least one (1) year in apartment maintenance.
  • Experience in turnovers/make-readies of vacant units in the multifamily industry is a plus.
  • High school diploma or equivalent is required.
  • Knowledgeable in basic electric, plumbing, drywall/painting, carpentry, ceramic/tile, and appliance installation/removal and repairs.
  • Ability to multitask, stay organized, and meet deadlines.

Physical Demands

  • Capable of lifting and carrying objects weighing up to 50 lbs. regularly and up to 100 lbs. occasionally.
  • Requires the ability to stand, bend, stoop, squat, and kneel for extended periods.
  • Must be able to safely climb ladders and stairs as part of daily tasks.

Working Conditions

This is a hands-on role that combines physical work with occasional office responsibilities. Significant time will be spent outdoors, with exposure to varying weather conditions and elements.
