About the Role
The Assistant Maintenance Director combines hands-on maintenance with customer service. You will handle maintenance tasks while demonstrating leadership to ensure CWS residents are beyond satisfied.
Responsibilities
- Assist with leading the maintenance team
- Prepare make-ready apartments
- Complete service requests
- Maintain inventory and shop organization
- Perform common area maintenance
- Participate in the preventative maintenance program
- Engage in resident satisfaction programs
- Communicate with customers, residents, investors, vendors, leadership, and CWS team members
- Participate in the CWS Risk Management Program and Safety Programs
- Embrace and demonstrate CWS core values daily, prioritizing safety for team members, residents, contractors, and yourself
Requirements
- High School diploma or GED (preferred)
- Yardi software experience (preferred)
- EPA, HVAC I & II, CPO, and local certifications (required)
- Minimum 1-2 years of full-time work experience in apartment maintenance or a trade requiring knowledge of electricity, plumbing, carpentry, painting, and HVAC (required)
- Apartment maintenance experience (preferred)
- Valid driver’s license and current automobile insurance (required)
- Own a basic set of hand tools (required)
- Able to read service requests, schedules, and converse in English with team members, residents, and vendors
- Basic computer skills
- Able to adhere to set and variable work schedules, including weekends and emergencies
- Able to follow company policies, procedures, and practices
- Able to establish and maintain effective working relationships
- Able to maintain a professional and ethical atmosphere
- Possess supervisory/managerial skills
- Able to perform work at locations other than the “home” property
- Able to travel within major metropolitan areas and attend company functions in other cities
- Able to respond to emergency calls outside of normal business hours

Work Environment
Work is performed throughout residential apartment communities in both office and field settings. The position may involve exposure to outdoor weather conditions, maintenance equipment, construction areas, chemicals, noise, dust, and other environmental conditions associated with property maintenance activities.
Physical Requirements
- Frequent walking throughout the property, including climbing stairs, inspecting units, and assisting with maintenance operations
- Standing, bending, kneeling, reaching, climbing ladders
- Lifting or moving materials and equipment up to 50 pounds
- Able to work indoors and outdoors in varying environmental conditions
- Safely operate maintenance tools and equipment
