About the Role

Assistant Director of Building Maintenance within Facilities Management, responsible for the operation, maintenance, planning, and construction of SEMO’s utility systems and building infrastructure.

Responsibilities

  • Schedule and supervise mechanical, electrical, and plumbing trades; coordinate with carpentry skilled trades.
  • Assist with managing full-time union, part-time temps, and student employees.
  • Provide leadership for the operation, maintenance, planning, and construction of SEMO utility systems, including steam, electric, domestic water, chilled water, storm/sanitary sewer systems, and associated distribution infrastructure.
  • Supervise skilled trades staff, including hiring, workload distribution, professional development, and performance management.
  • Supervise gas-fired boiler plant operations and repair needs for the University Boiler Plant and utility distribution system, covering boilers, steam production/distribution, emergency generators, cooling towers, chillers, boiler control systems, and utility components in mechanical rooms and tunnels.
  • Inspect and document facility conditions; provide estimates for deferred maintenance.
  • Maintain, operate, and schedule the campus-wide central monitoring and control building automation system.
  • Prepare service contracts and reports for building control, fire alarm systems, boiler, and electrical systems inspections.
  • Ensure timely completion of all required inspection reports and operating permits.
  • Manage the preventative maintenance program and schedule PM work to ensure utility systems and equipment are properly maintained and in safe operating order.
  • Procure and manage maintenance and inspection contracts for fire alarm systems, fire extinguishers, kitchen hood inspections, etc.
  • Provide technical leadership, scheduling, and assistance for system repairs to minimize facility downtime.
  • Collaborate on equipment replacement and maintenance/repair issues requiring immediate or future funding.
  • Coordinate maintenance work and equipment replacement/upgrades with campus-wide construction and renovation projects.
  • Partner with Facilities Management staff to coordinate work requiring assistance from other departmental trades.
  • Promote and enforce safe work practices, including proper use and compliance with personal protective equipment (PPE).
  • Participate in an on-call rotation; respond to after-hours, weekend, and emergency situations.
  • Serve as the primary point of contact for assigned teams, projects, and operational areas.

Requirements

  • Bachelor’s degree in engineering, facilities management, or related field and/or 10+ years of education, knowledge, and experience in management/supervision of facilities or construction management and mechanical, electrical, and plumbing systems and operations.
  • Demonstrated ability to supervise teams, including coaching, performance management, and workload planning.
  • Knowledge of building systems: mechanical, electrical, plumbing, architectural finishes, fire protection, and fire alarms and controls.
  • Ability to read, interpret, and apply architectural and building system drawings and specifications.
  • Working knowledge of building codes and state operational requirements.
  • Demonstrated ability to plan, coordinate, analyze, implement, and document specific administrative and management functions.
  • Proficient computer skills utilizing the internet, Microsoft Office, inventory/warehouse operations software, and work order maintenance software.
  • Ability to work independently and collaboratively in a team environment.
  • Ability to manage and stay within operational budgets.
  • Excellent written, verbal, and interpersonal communication skills.
  • Strong organizational, problem-solving, and analytical skills.
  • Demonstrated ability to handle multiple tasks with frequent interruptions.
  • Demonstrated understanding of and strong commitment to customer service.
