Position Overview
Valiant Residential is seeking an Assistant Community Manager to assist the Community Manager in the day-to-day operations of the property, including leasing, marketing, and resident relations. This role also involves supporting the Community Manager in their absence.

What You’ll Be Doing
- Aid in preparing advertising materials.
- Show units and screen applicants.
- Maintain records of rental levels.
- Present creative leasing and marketing ideas.
- Maintain courteous communication with residents, applicants, and representatives of other companies.
- Greet prospects and qualify them.
- Secure deposits and process applications.
- Monitor renewals and distribute/review renewal notices.
- Collect rents and prepare receipts.
- Assist with legal proceedings.
- Prepare and administer leases.
- Operate computers to record and analyze information.
- Communicate with the Community Manager regarding invoices and purchase orders.
- Ensure maintenance repairs are handled satisfactorily.
- Maintain open communication with the Community Manager and Maintenance Supervisor.
- Contribute to the community's cleanliness and curb appeal.
- Enforce community policies.
Requirements
- Fair Housing Certification, or willingness to obtain before interacting with prospective residents.
- Demonstrate an ability to support and contribute to the community team.
- Demonstrate strong oral and written communication skills.
- Bilingual in Spanish is a plus.
- Positive attitude and ability to smile under all circumstances.
- Participate in training to comply with new and existing laws.
- Valid driver’s license with good driving record and auto insurance.
- Ability to work most weekends.
- Aptitude for apartment management.
- Neat, clean, and professional appearance.
- Comply with expectations as demonstrated in the employee handbook.
- Ability to diffuse and respond to customer concerns to avoid escalation of problems.
Knowledge, Skills & Abilities
- High school diploma or equivalent.
- 2+ years of college preferred.
Physical Requirements
- Able to sit, stand, climb, stoop, and remain at a desk for up to 8 hours or more.
- Able to walk the property for up to 8 hours (or more) in various weather conditions.
- Able to climb stairs for purposes of showing properties.
- Able to lift up to 30 lbs. as needed.
Qualifications
- High school diploma or equivalent.
- 2+ years of college preferred.
