Marketing$24–$28/hrFull-time

About the role

This is an operations and sales hybrid role at Richland Mobile Home Park, a 334‑home manufactured housing community in Richland, Washington. You will support the Community Manager across the full range of site operations, handling both day‑to‑day property management tasks and the sales process for owner‑occupied homes.

Responsibilities

  • Support the Community Manager in all aspects of site operations.
  • Conduct property walks to document and address common‑area conditions.
  • Handle resident concerns and complaints.
  • Manage delinquency through consistent follow‑up and accurate ledger maintenance.
  • Coordinate eviction proceedings when accounts escalate.
  • Run community tours and guide prospective buyers through the home purchase process.
  • Manage the application and wait‑list workflow from inquiry through move‑in.
  • Assist with unit inspections.
  • Coordinate maintenance requests with vendors.
  • Participate in regulatory meetings or agency inspections that affect the property.
  • Support open houses and pool operations on occasional weekends.

Requirements

  • At least one year of experience in an assistant or support role at a manufactured housing or multifamily community of 100 + homes.
  • Hands‑on experience with rent collection and delinquency management.
  • Comfort with property management software (e.g., Manage America, Rent Café, Blue Moon, or similar platforms).
  • Strong conflict‑resolution skills and a customer‑service approach suited to long‑term, owner‑occupied households.
  • Sales ability to present and move available homes, not just lease vacant lots.
  • Valid driver’s license.

Context

Manufactured housing communities differ from conventional multifamily properties: residents own their homes and lease the land beneath them, making the sales cycle more akin to real‑estate transactions. Richland is located in the Tri‑Cities area of eastern Washington, a market with steady demand from the energy and federal contracting sectors tied to the Hanford site. Occupancy in well‑run communities like this tends to be durable, but active sales effort is required when homes become available.

Pay

$24.00 to $28.00 per hour, depending on experience and qualifications.

Benefits

  • Medical, dental, and vision coverage
  • Life insurance
  • Health Savings Account (HSA)
  • Employee assistance program
  • 401(k) with company match
  • Four weeks of accrued PTO

Schedule

Occasional weekend hours to support open houses and pool operations, with adjusted weekday hours to keep a total of 40 hours per week.
