Assistant Community Manager (Chestnut Square Senior, Chestnut Square Family)

About the role

This role covers two adjacent affordable communities in Livermore: Chestnut Square Senior and Chestnut Square Family. That dual-site setup means your day moves. Income verification appointments, lease processing, waitlist management, recertifications, bank deposits, and turn scheduling can all land in the same week. MidPen operates under TCAC and HUD compliance frameworks, so familiarity with MOR reviews, welfare exemptions, and tax credit recertification timelines will matter here. Compliance paperwork in affordable housing doesn't forgive shortcuts.

Responsibilities

• Regular property walks to flag maintenance and security issues
• Coordinate work orders with facilities staff
• Keep resident and property files organized without letting confidential information slip
• Point of contact for emergency preparedness communications
• Point of contact for resident meeting logistics

What You Bring

• At least one year of residential property management, administrative, or customer service experience (or an equivalent combination)
• High school diploma or GED
• Comfort with MS Office; RealPage experience is a plus
• Strong written and verbal communication skills, especially under pressure
• Detail orientation that holds up during recertification season
• Genuine alignment with affordable housing as a mission, not just a job category

Context Worth Knowing

Affordable housing compliance is a discipline of its own. Candidates who've only worked conventional market-rate properties often underestimate how different the documentation burden is. Tax credit properties run on strict income and occupancy rules, and annual TCAC reviews reward thorough file management. If you've worked affordable, you already know this. If you're making the transition from market-rate, the learning curve is real but manageable with the right attitude toward process. For an assistant-level candidate with some affordable housing exposure, this is a solid foundation. ACMs who build strong compliance and resident relations skills here have a clear path toward Community Manager roles, particularly within a portfolio as large as MidPen's across Northern California.

Pay

$21.15 to $23.80 hourly, based on experience.
