The Assistant Community Manager supports and assists the Community Manager in overseeing the financial and operational facets of the community.

Responsibilities

  • Supports leasing and marketing efforts in person to achieve the property's revenue and occupancy goals by completing the full leasing cycle from beginning to end.
  • Completes daily transactions and tasks related to the financial operation of the community, including preparing monthly close-out and financial reports, processing invoices, collecting rent and fees, completing bank deposits, dispositions, and account reconciliations.
  • Reviews and submits invoices from vendors, contractors, and service providers for payment, reconciling work performed or products purchased in accordance with company policies.
  • Gathers, analyzes, and interprets market and economic trends that may impact the property and recommends improvements.
  • Stays informed of changes in technology, industry standards, leasing and sales tools, and processes.
  • Manages lease enforcement processes, including apartment inspections, evictions, collections, notifications, and other actions as outlined in lease agreements.
  • Conducts property tours and provides updates on property performance to clients/owners as needed.
  • Oversees contractor and vendor management.
  • Promotes resident satisfaction by establishing and maintaining relationships with residents and co-workers.
  • Ensures the safety, cleanliness, and general appearance of the property, reporting any mechanical, electrical, or safety issues.
  • Ensures the property maintenance team complies with company standards regarding service requests.
  • Acts as the on-site supervisor in the absence of the Community Manager, organizing and delegating daily work, coordinating maintenance tasks, and managing community operations in compliance with company policies.
  • Stays informed about current market and competitor conditions, develops and implements marketing plans to sustain occupancy, and follows established policies related to concessions and specials.
  • Other duties as assigned.

Schedule

40 hours per week. Typical site hours of operation (may vary by location):

  • Monday – Friday: 9am – 6pm
  • Saturday: 10am – 5pm
  • Sunday: 1pm – 5pm

Must be available to work weekends when scheduled.

Requirements

  • Must be able to perform essential job functions unaccompanied.
  • Works in an office environment with frequent exposure to outside elements where temperatures, weather, odors, and/or landscape may be unpleasant and/or hazardous.

Qualifications

  • Education: High School Diploma or GED equivalent.
  • Experience Preferred: Property management, sales, marketing, and customer service background sufficient to manage the day-to-day operation of an apartment community.
  • Advanced Skills: Strong communication, presentation, and interpersonal skills with the ability to connect with people at all levels.
  • Computer Skills: Proficiency in internet, word processing, spreadsheet, and database management programs for reporting purposes. Strong proficiency in property management software (preferably Entrata, Yardi, and/or One Site).
  • Licenses: Current valid driver’s license.

Physical Requirements

  • Weights: Must be able to push, pull, lift, or maneuver weights up to 20 pounds independently and 50 pounds with assistance.
  • Mobility: Frequently required to stand, walk, reach with hands and arms, climb, stoop, and squat. Intermittently required to sit and perform keyboard work.
  • Travel: Routine local travel may be required for business-related errands, meetings, and training. Non-local travel may be required for business-related responsibilities.
