About the role
The Assistant Community Manager oversees the everyday operations and financial functions of the housing community under the supervision of the Community Manager. Key responsibilities include managing financial aspects, personnel, leasing, maintenance, and administrative tasks.
Responsibilities
- Post all payments and income accurately, timely, and efficiently.
- Process and reconcile daily account receivables.
- Monitor and follow up on bad debt, prepare late notices, contact residents and guarantors, and file evictions.
- Help the property meet budgeted revenues, expenses, and Net Operating Income.
- Post all charges to resident and non-current resident accounts, bill back utilities where applicable, and perform end-of-the-month closing procedures.
- Maintain accurate and organized records, audit resident files, and post move-out charges, statements, and security deposit refunds.
- Screen, hire, train, coach, and develop onsite staff.
- Ensure staff compliance and consistency with Company policies and procedures.
- Implement marketing strategies and systems, deal with resident complaints, and develop resident retention programs.
- Show, lease, and move in prospective residents.
- Manage customer service, monitor maintenance staff, maintain property appearance, and ensure timely completion of repairs.
- Avoid physical hazards, work in various environments, and adhere to safety guidelines.
Requirements
- High School Diploma or Equivalent.
- Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
- Ability to understand and perform all onsite software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.

- Physical Requirements: remain in a stationary position, stand or sit for prolonged periods, communicate with others, repeat motions, assess accuracy, neatness, and thoroughness of work, move about to accomplish tasks, ascend/descend ladders, stairs, scaffolding, ramps, step stools, and the like, move self into different positions, lift and place objects up to 25 lbs, operate machinery or power tools, operate motor vehicles and/or golf carts, identify and inspect objects, be able to work overtime, weekends, night hours (emergencies), work in small and/or enclosed spaces, traverse flat and non-flat terrain, work in extremely low or high temperatures, work in outdoor environments such as precipitation and wind, be exposed to hazardous chemicals.
