About the role
The Assistant Community Manager oversees the everyday operations and financial functions of the housing community, under the supervision of the Community Manager. Key responsibilities include managing financial aspects, personnel, leasing, maintenance, and administrative tasks.
Responsibilities
- Post all payments and income accurately, timely, and efficiently.
- Process and reconcile daily account receivables.
- Monitor and follow up on bad debts, prepare late notices, contact residents and guarantors, and file evictions.
- Help the property meet budgeted revenues, expenses, and Net Operating Income.
- Post all charges to resident and non-resident accounts, bill back utilities, and close out monthly procedures.
- Maintain accurate and organized records; audit resident files to ensure accuracy.
- Walk units and post move-out charges, statements, and security deposit refunds.
- Screen, hire, train, coach, and develop onsite staff.
- Ensure staff compliance and consistency with company policies and procedures.
- Implement marketing strategies and systems, deal with resident complaints, and develop resident retention programs.
- Show, lease, and move in prospective residents.
- Manage customer service and monitor maintenance staff's service request turnaround and responsiveness.
- Audit property appearance and ensure timely completion of repairs.
- Plan and utilize property resources, equipment, and supplies economically.
Requirements
- High School Diploma or Equivalent; Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
- Ability to understand and perform all onsite software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
Qualifications
- Regular/daily onsite attendance is required.
- Must have consistent techniques and company directives to screen, hire, train, coach, and develop onsite staff.
- Must promote harmony and quality job performance of staff through support and effective leadership.
- Must ensure staff compliance and consistency with Company policies and procedures.
- Must understand and perform all onsite software functions; basic computer skills required.
- Must have basic knowledge of Fair Housing Laws and OSHA requirements.
