About the role

The Assistant Community Manager oversees the everyday operations and financial functions of the housing community under the supervision of the Community Manager. Key responsibilities include managing financial processes, personnel, leasing, maintenance, administrative tasks, and risk management.

Responsibilities

  • Post all payments and income accurately, timely, and efficiently.
  • Process and reconcile daily account receivables.
  • Monitor and follow up on bad debt, prepare late notices, contact residents and guarantors, and file evictions.
  • Help the property meet budgeted revenues, expenses, and Net Operating Income.
  • Post all charges to resident and non-current resident accounts; bill back utilities where applicable.
  • Maintain accurate and organized records; audit resident files to ensure accuracy.
  • Walk units and post move-out charges, statements, and security deposit refunds.
  • Screens, hires, trains, coaches, and develops onsite staff.
  • Ensures staff compliance and consistency with Company policies and procedures.
  • Leads leasing techniques to obtain closure, follow-up procedures, sign leases, and report accurately.
  • Implements marketing strategies and systems, deals with resident complaints, and implements resident retention programs.
  • Shows, leases, and moves in prospective residents.
  • Manages customer service, monitors maintenance staff, maintains property appearance, ensures timely repairs, and utilizes resources economically.

Requirements

  • High School Diploma or Equivalent; Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
  • Ability to understand and perform all onsite software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Qualifications

  • Regular/daily onsite attendance is required.
  • Must have ability to remain in a stationary position for prolonged periods, communicate with others, repeat motions, assess accuracy, assess neatness, and thoroughness of work assigned.
  • Must be able to move about to accomplish tasks or move from one worksite to another.
  • Must be able to ascend/descend ladders, stairs, scaffolding, ramps, step stools, and the like, move self into different positions to accomplish tasks in various environments including tight and confined spaces, work in an overhead position and reach, adjust or move objects of up to 25 lbs. in all directions, lift and place objects up to 25 lbs, operate machinery or power tools, operate motor vehicles and/or golf carts, identify and inspect objects, be able to work overtime, weekends, night hours (emergencies).
  • Must be exposed to hazardous chemicals.

  • Ability to handle multiple tasks simultaneously.
  • Knowledge of Fair Housing Laws and OSHA requirements.

Pay

$20 per hour to $25 per hour.
