About the role

The Assistant Community Manager oversees the everyday operations and financial functions of the housing community under the supervision of the Community Manager. Key responsibilities include managing financial processes, personnel, leasing, maintenance, administrative tasks, and risk management.

Responsibilities

  • Post all payments and income accurately, timely, and efficiently.
  • Process and reconcile daily account receivables.
  • Monitor and follow up on bad debt, prepare late notices, contact residents and guarantors, and file evictions.
  • Help the property meet budgeted revenues, expenses, and Net Operating Income.
  • Post all charges to resident and non-current resident accounts, bill back utilities where applicable, and perform end-of-the-month closing procedures.
  • Maintain accurate and organized records; audit resident files to ensure accuracy.
  • Walk units and post move-out charges, statements, and security deposit refunds.
  • Screens, hires, trains, coaches, develops, and supports staff through ongoing training, coaching, counseling, and guidance.
  • Ensure staff compliance and consistency with Company policies and procedures.
  • Implement marketing strategies and systems, deal with resident complaints, and develop resident retention programs.
  • Show, lease, and move in prospective residents.
  • Manage customer service, monitor maintenance staff, maintain property appearance, and ensure timely completion of repairs.
  • Avoid hazards and ensure safety of staff and residents.

Requirements

  • High School Diploma or Equivalent; Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
  • Ability to understand and perform all onsite software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

  • Physical requirements include remaining in a stationary position for prolonged periods, communicating with others, repeating motions, assessing accuracy, neatness, and thoroughness of work, moving about to accomplish tasks, ascending/descending ladders, stairs, scaffolding, ramps, step stools, and the like, moving self into different positions, lifting and placing objects up to 25 lbs., operating machinery or power tools, operating motor vehicles and/or golf carts, identifying and inspecting objects, being able to work overtime, weekends, night hours (emergencies), working in small and/or enclosed spaces, traversing flat and non-flat terrain, working in extremely low or high temperatures, working in outdoor environments such as precipitation and wind, being exposed to hazardous chemicals.
