About the role

The Assistant Community Manager oversees the everyday operations and financial functions of the housing community, under the supervision of the Community Manager. Key responsibilities include managing financial processes, personnel, leasing, maintenance, and administrative tasks.

Responsibilities

  • Post all payments and income accurately, timely, and efficiently.
  • Process and reconcile daily account receivables.
  • Monitor and follow up on bad debt, prepare late notices, contact residents and guarantors, and file evictions.
  • Help the property meet budgeted revenues, expenses, and Net Operating Income.
  • Post all charges to resident and non-current resident accounts; bill back utilities where applicable.
  • Maintain accurate and organized records; audit resident files to ensure accuracy.
  • Walk units and post move-out charges, statements, and security deposit refunds.
  • Screens, hires, trains, coaches, and develops onsite staff.
  • Ensures staff compliance and consistency with Company policies and procedures.
  • Leads leasing techniques to obtain closure, follow-up procedures, sign leases, and report systems.
  • Develops and implements resident retention programs.
  • Shows, leases, and moves in prospective residents.
  • Manages customer service and monitors maintenance staff.
  • Maintains property appearance and ensures timely completion of repairs.
  • Affords supervision of all business functions related to operations.
  • Utilizes property resources, equipment, and supplies economically.

Requirements

  • High School Diploma or Equivalent; Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
  • Ability to understand and perform all onsite software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

  • Physical Requirements: while performing the duties of this job, the employee is regularly required to remain in a stationary position, often standing or sitting for prolonged periods, communicate with others to exchange information, repeat motions that may include wrists, hands, and/or fingers, assess the accuracy, assess the accuracy, neatness, and thoroughness of the work assigned.
  • May be required to ascend/descend ladders, stairs, scaffolding, ramps, step stools, and the like, move self into different positions to accomplish tasks in various environments including tight and confined spaces, work in an overhead position and reach, adjust or move objects of up to 25 lbs. in all directions, lift and place objects up to 25 lbs, operate machinery or power tools, operate motor vehicles and/or golf carts, identify and inspect objects, be able to work overtime, weekends, night hours (emergencies) work in small and/or enclosed spaces, traverse flat and non-flat terrain, work in extremely low or high temperatures, work in outdoor environments such as precipitation and wind, be exposed to hazardous chemicals.
