About the role
The Assistant Community Manager oversees the everyday operations and financial functions of the housing community, working under the supervision of the Community Manager. Key responsibilities include managing financial aspects, personnel, leasing, maintenance, and administrative tasks.
Responsibilities
- Post all payments and income accurately, timely, and efficiently.
- Process and reconcile daily account receivables.
- Monitor and follow up on bad debt, prepare late notices, contact residents and guarantors, and file evictions.
- Help the property meet budgeted revenues, expenses, and Net Operating Income.
- Post all charges to resident and non-current resident accounts; bill back utilities where applicable.
- Maintain accurate and organized records; audit resident files to ensure accuracy.
- Walk units and post move-out charges, statements, and security deposit refunds.
- Screen, hire, train, coach, and develop onsite staff.
- Ensure staff compliance and consistency with Company policies and procedures.
- Implement marketing strategies and systems, deal with resident complaints, and develop resident retention programs.
- Show, lease, and move in prospective residents.
- Manage customer service, monitor maintenance staff, maintain property appearance, and ensure timely completion of repairs.
- Avoid physical hazards and comply with safety regulations.
Requirements
- High School Diploma or Equivalent; Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
- Ability to understand and perform all onsite software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
Qualifications
- High School Diploma or Equivalent.
- Bachelor’s degree preferred or two years experience in the housing industry.
- One to two years related experience and/or training.
- Equivalent combination of education and experience.
Skills
- Understanding of Fair Housing Laws and OSHA requirements.
- Ability to understand and perform all onsite software functions.
- Basic computer skills.
