About the role

The Assistant Community Manager oversees the everyday operations and financial functions of the housing community, under the supervision of the Community Manager. Key responsibilities include managing financial processes, personnel, leasing, maintenance, and administrative tasks.

Responsibilities

  • Post all payments and income accurately, timely, and efficiently.
  • Process and reconcile daily account receivables.
  • Monitor and follow up on bad debt, prepare late notices, and file evictions.
  • Help the property meet budgeted revenues, expenses, and Net Operating Income.
  • Post all charges to resident and non-current resident accounts; bill back utilities where applicable.
  • Maintain accurate and organized records; audit resident files.
  • Walk units and post move-out charges, statements, and security deposit refunds.
  • Screens, hires, trains, coaches, and develops onsite staff.
  • Ensures the effectiveness of staff through ongoing training, coaching, counseling, and guidance.
  • Promotes harmony and quality job performance of staff through support and effective leadership.
  • Ensures staff compliance and consistency with Company policies and procedures.
  • Strategically manages leasing techniques, implements marketing strategies, and ensures resident satisfaction.
  • Develops and implements resident retention programs and effectively shows, leases, and moves in prospective residents.
  • Manages customer service, monitors service request turnaround, and ensures timely completion of repairs.

Requirements

  • High School Diploma or Equivalent; Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
  • Ability to understand and perform all onsite software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regularly stand or sit for prolonged periods.
  • Communicate with others to exchange information.
  • Repeat motions that may include wrists, hands, and/or fingers.
  • Absorb and assess the accuracy, neatness, and thoroughness of the work assigned.
  • Move about to accomplish tasks or move from one worksite to another.
  • Ascend/descend ladders, stairs, scaffolding, ramps, step stools, and the like.
  • Move self into different positions to accomplish tasks in various environments including tight and confined spaces, work in an overhead position and reach, adjust or move objects of up to 25 lbs. in all directions.
  • Lift and place objects up to 25 lbs.
  • Operate machinery or power tools.
  • Operate motor vehicles and/or golf carts.
  • Identify and inspect objects.
  • Be able to work overtime, weekends, night hours (emergencies).
  • Work in small and/or enclosed spaces.
  • Traverse flat and non-flat terrain.
  • Work in extremely low or high temperatures.
  • Work in outdoor environments such as precipitation and wind.
