About the Role

As an Assistant Head Janitor (Assistant Engineer), you will safeguard the interests of the owners by maintaining the physical condition of the property and equipment according to company guidelines and standards, and protecting the property and equipment from damage, loss, and deterioration. This position assesses and directs the service team.

Responsibilities

  • Service Requests: Ensure service requests are completed professionally and accurately within twenty-four (24) hours, including scheduling vendors if necessary. Report any variance from the 24-hour commitment.
  • Preventive Maintenance: Assist in updating, executing, and documenting the preventive maintenance schedule and advise the Head Janitor of outstanding items.
  • Property Inspections and Maintenance: Perform regular property inspections to ensure compliance with established standards for grounds, risk management, safety, cleanliness, and general appearance, including landscaping management.
  • Resident Relations: Establish and maintain good relations with residents, prospective residents, customers, vendors, and co-workers. Interact courteously and professionally at all times.
  • Occupancy Management: Oversee and schedule all facets of the make-ready process, including move-out/move-in inspections, electrical, HVAC, plumbing, carpentry, appliance repair, carpet cleaning/replacement, painting, equipment maintenance, preventive maintenance, and cleaning.
  • Safety Commitment: Maintain life safety equipment such as fire pumps, sprinklers, emergency generators, fire panels, smoke detectors, and CO detectors, including testing as required. Ensure a safe, clean, and organized work environment.
  • Overall: Contribute to departmental and organizational goals, share best practices for process improvement, and help refine or introduce new Standard Operating Procedures (SOPs).

Requirements

  • A minimum of two (2) years of experience in plumbing, electrical, mechanical, drywall repairs, carpentry, and/or pool/spa maintenance.
  • High School Diploma or equivalent.
  • EPA-CFC Certification (required).
  • EPA-LBP certification (required for properties older than 1978).
  • Strong communication skills and ability to motivate others.
  • Proficiency in Microsoft Office (Excel, Word, Outlook) and property management software like Yardi.
  • Ability to adapt to change, manage multiple deadlines, and demonstrate strong project management skills.
  • Tact and empathy in resolving resident and associate concerns with a focus on customer service.
