Assistant Chief Engineer
About the Role
The Assistant Chief Engineer ensures the highest level of professionalism while meeting clients' needs and maintaining a commitment to 100% uptime across the engineering team. This role involves operational management, daily leadership, and administration of the engineering team to safely, efficiently, and cost-effectively operate machinery and systems. The Assistant Chief Engineer implements reliability-based maintenance, protects and improves client assets, and ensures building engineering systems perform their intended functions. Responsibilities include executing equipment inspection and monitoring programs, defining and implementing maintenance best practices, and continuously evaluating current methods to enhance effectiveness and performance.
Responsibilities
- Monitors and maintains refrigeration, air conditioning, heating, ventilating, hot water equipment, pumps, valves, piping, filters, and other mechanical/electrical equipment; reviews logs to ensure proper operation and reports problems as needed.
- Performs preventive maintenance tasks and oversees repair and preventive maintenance (P.M.) of HVAC systems, determining repair frequency.
- Ensures adequate inventory of tools and supplies, including preparing purchase orders, sourcing materials, and checking inventory levels and equipment conditions.
- Oversees activities of contractors working within the building, whether representing the building or tenants.
- Identifies safety hazards, implements remediation, and ensures a safe working environment; administers and manages safety training programs.
- Ensures compliance with all regulatory laws and guidelines related to building infrastructure; alerts management of discrepancies.
- Maintains infrastructure and compliance documentation, including up-to-date building drawings, single-lines, and regulatory compliance documents.
- Supervises and manages building engineers and maintenance staff, including hiring, training, and development.
- Ensures the Facility Work Flow (FWF) process is well-understood among staff, engineers, tenants, and contractors.
- Develops QA/QC processes and facilitates MEP and infrastructure assessments.
- Emphasizes preventative over corrective maintenance and supports implementation of staff schedule changes.
- Assists with design standards and serves as a resource for operational issues.
- Provides training and support to expand operations staff capabilities, including demonstrating tool use, maintenance procedures, and recommending external courses.
- Stays updated on safety and code changes through seminars and educational means.
- Inputs information into client work order tracking systems for unscheduled jobs, develops materials lists, and may provide technical project support.
- Responds to emergency situations, troubleshoots and repairs problems, and may be on-call for rapid response.
- Conducts general housekeeping in mechanical/electrical rooms, including sweeping, mopping, and painting.
- Completes work in accordance with company Standard Operating Procedures and Work Instructions.
Requirements
- Bachelor’s degree or equivalent professional education.
- One-year certificate from college or technical school, or five to seven years of related experience/training, or equivalent combination of education and experience.
- Universal CFC certification.
- Technical degree in HVAC or five or more years of related experience.
- Active Refrigeration Technician’s license highly preferred.
- Ability to lift up to 50 pounds, climb ladders, work in tight spaces, and perform physical labor related to maintenance and repair.
- Moderate to loud work environment; possible exposure to moving mechanical parts, electrical shock, wet/humid conditions, high places, and outdoor weather.
- Availability to respond to after-hours emergencies as necessary.
