Job Duties/Responsibilities
- Deliver Asset Management Strategies that optimize asset performance by proactively addressing repair and replacement needs across the portfolio.
- Ensure strong Vendor Management programs that deliver exceptional operational performance and capital replacement programs while minimizing costs.
- Implement a portfolio management approach across the asset life cycle which utilizes tools to maintain a comprehensive asset inventory including specifications, installation dates, condition, and maintenance history.
- Maintain strong partnerships across Life Time from Club Operations and Facilities Engineers to Architecture & Design, Engineering, Finance and Energy Management.
- Develop and implement exceptional Brand Strategies that deliver an Athletic Country Club member experience.
- Create programs that improve the longevity of our assets, reduce maintenance expenses, minimize Capital Investment replacement costs, ensure building energy efficiency and code compliance.
- Collaborate with cross-functional teams to ensure seamless coordination and execution of capital improvement initiatives.
- Conduct and oversee detailed condition assessments utilizing ServiceChannel, Procore, Workday, and other tools/vendors as needed.
- Build a Work Order management approach that ensures Life Time drives value through internal resources, top-tier service providers, and vendors.
- Work closely with Finance and Procurement teams to develop and manage budgets and long range plans for capital replacement programs and repairs.
- Identify cost-saving opportunities through data analysis and implement measures to control expenses.
- Stay informed about relevant industry regulations and standards for asset category, including opportunities to proactively drive efficiency & sustainability.
- Ensure all assets comply with local, state, and federal regulations
Qualifications
- Proven experience in asset management, preferably in a multi-site environment (retail, hospitality, etc).
- Familiarity with ServiceChannel (or similar facilities management software), reporting tools like DOMO & Smartsheet, and construction management tools (Procore).
- Strong knowledge of various HVAC systems, including Roof Top Units, VAV's, Energy Recovery Units, Heat Pumps, Make Up Air Units, and Chillers.
- Analytical and problem-solving skills, with the ability to create strategies and make decisions based on multiple datasets.
- Excellent communication skills, both verbal & written, with the ability to engage and influence with both internal and external partners.
- Ability to network and build trusted relationships across a large, dynamic organization including Procurement, Finance, Project Management, and Field Operations.
- Ability to quickly adapt to changes in corporate strategies, programs, and systems as required by the business.
- Strong sense of ownership and accountability, with the ability to work in ambiguous environments.
- Deep passion for emerging technologies, a culture of continuous learning and innovation.
Education & Experience
- Bachelor's degree in Business, Finance, Engineering (Civil, Mechanical, etc), Facilities Management, or a related field, preferred.
- 5-10 years experience in program/portfolio management.
- 3+ years of experience with Building & Exterior assets preferred.
Pay
Starting at $94,000.00 (or applicable minimum salary, if higher) and pays up to $129,000.00, based on experience and qualifications.
