Responsibilities

  • Assist with performing preventive maintenance and repairs on all mechanical, electrical, plumbing, and HVAC systems including pumps, chillers, boilers, air compressors, and air handling units.
  • Make adjustments and changes to HVAC and related equipment to maintain established operating criteria within guidelines set by the Supervisor.
  • Perform general repairs, maintenance, and replacement of building components including fixtures, appliances, plumbing, and electrical.
  • Participate in the water treatment chemical programs established in the property.
  • Maintain operation logs and files, such as central plant operations, chemical consumption logs, and equipment inspection logs.
  • Apply basic knowledge and skills in HVAC distribution and controls to make adjustments or corrective actions to resolve work orders.
  • Provide prompt and courteous response to tenant requests within Hines guidelines.
  • Maintain ethical, professional, and courteous relations with contractors and tenants.
  • Establish and maintain cooperative working relationships with the entire operations staff and perform as a team member.
  • Participate in and learn all current Hines and property emergency procedures, including:
    • Assisting with directing building occupants during evacuations.
    • Assisting with bomb searches.
    • Assisting with life safety system alarms.
    • Assisting emergency authorities and response teams.
    • Developing understanding and usage of fire alarm and life safety systems at the assigned property.
  • Adhere to all Hines and property policies and procedures, performing all duties in a safe manner.
  • Actively participate in required training activities and seminars.

Requirements

  • High school diploma or equivalent from an accredited institution.
  • One year of related experience preferred.
  • Related trade certifications preferred.
  • Continually develop building engineering and related knowledge.
  • Interact with employees, visitors, and contractors with poise and diplomacy.
  • Develop sufficient computer skills to effectively administer required engineering programs.
  • Read and understand a variety of instructions, including equipment manuals, in written, oral, or schedule form.
  • Understand correct usage of power tools (pneumatic, electric, or engine-driven), drill motors, saws, grinders, and impact wrenches.
  • Compute basic mathematical equations.
  • Communicate effectively both verbally and in writing.
  • Maintain a calm demeanor in emergency situations.
  • Understand and apply correct usage of all personal safety equipment.
  • Obtain required city and/or government licenses or permits (e.g., Boiler Operating Permit, State Maintenance Electrician’s License, EPA CFC Universal Certification Technician certificate).
  • Ability to lift 25 lbs. or more.
  • Climb up and down stairs and ladders.
  • Access remote work areas and confined spaces (e.g., crawl spaces, roofs).
  • Use full range of manual dexterity (e.g., sitting, squatting, bending, kneeling, walking, and lifting).
  • Meet the shift working requirements of the assigned property; shifts may include early mornings, late evenings, weekends, and some holidays.
  • Work overtime as business needs deem appropriate.

Pay

$47,500 - $59,300; 3% Bonus Pool
