Appraiser I/II Flex
About the role
The City & Borough of Juneau Assessor’s Office is hiring an Appraiser I or Appraiser II to join our Finance team. This is a 'Flex' position meaning we can hire at the Appraiser I level with the expectation that the candidate will achieve the required training and certification to work at the Appraiser II level, or an experienced candidate may be hired at the Appraiser II level.
Responsibilities
- Assists the Appraiser II's with field inspections.
- Performs on-site inspections of residential and commercial property, including new construction, to obtain property market information and valuing the parcel at its full market value as of January 1st every year.
- Obtains building specifications, dimensions and square footage.
- Determines the quality of construction, workmanship and materials used.
- Calculates the physical, functional and/or external depreciation.
- Obtains financial data for commercial property income calculations.
- Obtains any other property data necessary to apply the cost, market and/or income valuation methods; takes photographs.
- Prepare technical reports and spreadsheets.
- Becomes knowledgeable regarding field inspections to work independently.
- Becomes knowledgeable regarding imputing information into the Assessment database to work independently.
- Keeps abreast of new laws affecting property assessments.
- Becomes knowledgeable regarding office procedures and policies.
- Affords assistance with field reviews and workups during the Appeal Process.
- Affords assistance in preparation for the Board of Equalization appeal process.
- Other related duties as assigned.
Requirements
- Appraiser I: Range 14 - $29.51 - $31.56 (D.O.Q.)
- Education: High school diploma or General Educational Development (GED) certificate.
- Experience: EITHER: Certification from the Alaska Association of Assessing Officers or AAAO as a certified Assessor Appraiser; ORA Regional Occupational Certificate for Real Estate or Property Appraisal; ORThirty (30) units of course work towards a college degree in real estate, business, economics or a closely related field from an accredited U.S. college, university or a certified foreign studies equivalency; ORTwo (2) years of experience in one or more of the following:A real estate related field (realtor, broker, architect or surveyor),An appraisal field (fee and/or ad valorem),Construction field (general contractor, engineer or I.C.B.O. inspector); OR Three (3) years of clerical experience with responsibilities that include processing deeds, institutional exemptions, leases or other property documents relevant to the change of ownership or business personal property account management.
- Other: A valid AK Driver’s License at time of appointment and for continued employment. Offer of employment is contingent upon a review of applicant’s driving record.
- Appraiser II: Range 16 - $33.64 - $35.92 (D.O.Q.)
- Experience: Qualifies as a Level I appraiser or higher from the Alaska Association of Assessing Officers or AAAO as a certified Assessor Appraiser.
- AND Two (2) years of professional level experience in the appraisal field (fee and/or ad valorem).
- AND Certification: Must achieve a Level II Certificate or higher from the Alaska Association of Assessing Officers or AAAO as a certified Assessor Appraiser within twelve (12) months of hire.
- Other: A valid Driver’s License at time of appointment and for continued employment.
- Offer of employment is contingent upon a review of applicant’s driving record.
Qualifications
Applicants must meet the minimum qualifications as outlined above. Applicants must also meet the requirements of the next level if they are hired at the lower level.

Pay
Range 14 - $29.51 - $31.56 (D.O.Q.) for Appraiser I and Range 16 - $33.64 - $35.92 (D.O.Q.) for Appraiser II.
Schedule
This position works 37.5 hours per week, Monday through Friday, 8:00am – 4:30pm. Your office would be located in downtown Juneau at 1208 Glacier Ave.
