Apartments Team Maintenance Supervisor

What You’ll Do

• Lead and schedule a team of 2–3 Maintenance Technicians
• Oversee repairs, preventive maintenance, and unit turnovers
• Manage work involving HVAC, plumbing, electrical, and carpentry
• Maintain inventory of tools, parts, and supplies
• Clock in with outside vendors and contractors
• Use mobile software to track work orders and progress
• Rotate on-call duties and handle emergency maintenance as needed

Must-Haves

• 3+ years of hands-on maintenance experience (residential or multifamily preferred)
• Solid knowledge of HVAC, plumbing, electrical, and carpentry
• Strong organizational and communication skills
• Valid driver’s license, reliable vehicle, and basic tools
• Able to lift 75 lbs and work in elevated or confined spaces

Nice to Have

• Certifications in HVAC, electrical, or plumbing
• Experience training or mentoring technicians
• Strong problem-solving mindset and attention to detail
• Familiarity with property management or maintenance software

• Struggle to manage multiple priorities or meet deadlines
• Prefers working alone and avoids leading others
• Overlooks details or cuts corners on safety and quality
• Has poor communication or follow-through with your team
• Is uncomfortable being on call or handling urgent situations
