Apartment Maintenance Supervisor

About the role

The Apartment Maintenance Manager/Supervisor will be responsible for overseeing the physical aspects of the property, ensuring they meet established standards. They will manage a team, handle maintenance tasks including HVAC repair, and assist in capital projects.

Responsibilities

• Ensure all work orders are completed in a timely manner based on priority
• Make ready / turning units in between tenants
• Paint and stain both interior and exterior applications
• Work hand in hand with the Property Manager on a monthly budget review
• Manage and adapt a preventative maintenance program
• Exterior structural maintenance as needed
• Manage coverage of a 24/7 emergency cell phone
• Pool maintenance (where applicable)
• Assist in managing 3rd party vendors including gathering 3 bids for projects

Requirements

• 2+ years’ experience in maintenance, including 2+ years in multi-family housing
• HVAC and EPA Certification required
• CPO Certification strongly preferred
• Experience managing/supervising 3+ employees
• Drywalling including painting and carpentry
• Working knowledge of plumbing including sweating copper pipe
• Working knowledge of electrical including outlets, switches and light fixtures
• Working knowledge to repair and/or diagnose of appliances including refrigerators, stoves, dishwashers and garbage disposal
• Water heater knowledge both electric and gas

Qualifications

Must have a valid drivers license and EPA certification. HVAC certification is also required.

Pay

$25-30 an hour plus up to $4,000 a year in bonuses

Schedule

M-F 8-5pm schedule with some shared on-call (1x every 2 weeks)
