About the Role
The Regional Analyst primarily reports to the Executive Vice President of the Region, while also supporting the SVP, Investments, SVP, Asset Management, and SVP, Development, with financial analysis and underwriting for industrial real estate projects. This role involves evaluating existing investments and new opportunities across various markets, requiring strong quantitative and qualitative skills to analyze market trends, investment structures, and financial performance. The Analyst collaborates with internal teams and external stakeholders to ensure successful project execution.
Responsibilities
- Complete financial feasibility underwriting on new acquisitions, dispositions, and development projects, including performance and sensitivity analysis using Argus and Microsoft Excel.
- Prepare formal transaction presentations for approval committees.
- Draft letters of intent with deal underwriting.
- Perform lease analysis for new deals, restructuring, and redeveloping owned properties.
- Assist the Due Diligence Team in assembling supporting documentation and information.
- Participate in transactional reporting and prepare materials for internal reports.
- Maintain deal pipelines for the region.
- Maintain internal sales and lease comp tracking database.
- Interact with brokers or consultants to gather support for underwriting and presentations.
- Support and collaborate with internal functions (Investments, Development, Asset Management, Property Management, Finance, Risk Management, etc.).
- Manage deal data and files in accordance with guidelines.
- Coordinate meetings, conduct market research, and gather relevant project data.
- Contribute to networking and prospecting for investment opportunities through direct contact with tenants, competitors, brokerage, and development communities.
- Represent CenterPoint at conferences and industry events.
- Complete special projects related to market trends, corporate presentations, or other initiatives as requested by the Region Lead.
Qualifications
- Bachelor’s degree in business, accounting, or finance required.
- 1-3 years of experience in financial analysis within the real estate industry.
- Experience in industrial real estate preferred, but not required.
- Proficient in Argus Enterprise and Microsoft Excel.
- Excellent written and oral communication skills.
- Strong organizational abilities and attention to detail.
- Ability to build collaborative relationships.
- Self-starter with innovative solutions and proactive problem-solving skills.
- Flexible with respect to work schedule and available for travel as needed.
- Ability to manage elevated stress levels and work in a fast-paced environment.
