Job Purpose

The Summer Analyst will assist in the evaluation, underwriting, execution of student housing investment opportunities, and asset management of UP's existing portfolio of properties.

Primary Duties & Responsibilities

The Analyst will assist the Acquisitions and Asset Management team in all aspects of deal sourcing, market research, underwriting, and portfolio monitoring:

  • Perform financial analysis of acquisitions and development opportunities via financial modeling, analysis of cash flows, analysis of return and project sensitivities, and application of valuation methods using Microsoft Excel
  • Make informed decisions regarding modeling assumptions while maintaining the ability to logically defend and present said assumptions
  • Assist with due diligence processes associated with acquisitions by performing document control, physical and financial due diligence, verifying and establishing projections, or other duties as assigned
  • Prepare investment committee proposals for new projects under consideration, including presentation materials and graphic requirements
  • Benchmark comparable properties while maintaining detailed notes to inform underwriting assumptions
  • Develop and apply quantitative modeling assumptions to deals under consideration for investment
  • Complete asset management projects on an ad hoc basis, including both portfolio and asset-level analyses
  • Track, organize, and maintain sales data from various sources
  • Catalogue all potential investment opportunities including downloading materials from virtual data rooms and maintain/organize them on the local network drive
  • Track all investment opportunities in key target markets and UP correspondence with brokers, owners, and other external parties
  • Periodic travel required

Qualifications

  • Proficiency in Microsoft Office software; advanced Excel skills required to build and update detailed cash flow models
  • Analyze and interpret market and industry trends from a strategic point of view to draw conclusions and solve problems
  • Perform numerical and financial calculations and analysis
  • Communicate effectively with coworkers, brokers, and capital partners to effectively exchange ideas, information, and opinions to inform investment decisions
  • Possess excellent interpersonal skills
  • Think creatively and contribute to project success
  • Successfully manage a variety of tasks within a tight time schedule, including multiple potential transaction models at once
  • Demonstrate strong initiative and ability to work independently with minimal oversight
  • Interact with employees, visitors and business partners with poise and diplomacy
  • Establish and maintain a cooperative working atmosphere amongst staff
  • Ability to leverage technology to perform all job functions at the highest level

Education And Experience Requirements

  • Students must be pursuing a Bachelor's degree from an accredited college or university with a graduation timeframe between May 2028 – May 2029
  • 3.2 minimum GPA
  • Preferred course work: commercial real estate, corporate finance, asset management, commercial or investment banking
  • Strong financial modeling skills, specifically within Microsoft Excel
  • Strong business writing acumen
  • Able to work well in a fast-paced, dynamic environment that requires critical thinking and problem solving
  • Must be collaborative and comfortable communicating in a team-oriented environment
  • Highly motivated and able work independently
