Responsibilities
- Financial Management
- Post all payments and income received from all applicants, current residents, and non-current residents accurately, timely, and efficiently.
- Process and reconcile daily all account receivables.
- Monitor and follow up on bad debt to include preparation of late notices, resident and guarantor contact, and filing evictions.
- Help the property meet budgeted revenues, expenses, and Net Operating Income.
- Post all charges to resident and non-current resident accounts; bill back of utilities where applicable.
- Perform all end-of-the-month closing procedures and reporting.
- Maintain accurate and organized records; audit resident files to ensure accurate records.
- Walk units and post all move-out charges, statements, and security deposit refunds.
- Personnel Management
- Ensure the effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
- Promote harmony and quality job performance of staff through support and effective leadership.
- Ensure staff compliance and consistency with Company policies and procedures.
- Implement marketing strategies & systems put in place by the annual marketing plan.
- Show, lease, and move in prospective residents.
- Administrative Management
- Manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff.
- Maintain property appearance and ensure repairs are noted and completed on a timely basis (this requires regular property inspections and tours).
- Aid in supervision of all business functions related to operations.
- Plan for and utilize property resources, equipment, and supplies economically (i.e., obtaining bids/pricing from vendors, suppliers, contractors, dealing with inadequate service, etc.).
- High School Diploma or Equivalent; Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
- Ability to understand and perform all onsite software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
- Regular/daily onsite attendance is required.
- Communicate with others to exchange information.
- Repeat motions that may include wrists, hands, and/or fingers.
- Absorb and assess the accuracy, neatness, and thoroughness of the work assigned.
- Move about to accomplish tasks or move from one worksite to another.
- Ascend/descend ladders, stairs, scaffolding, ramps, step stools, and the like.
- Move self into different positions to accomplish tasks in various environments including tight and confined spaces, work in an overhead position and reach, adjust or move objects of up to 25 lbs. in all directions, lift and place objects up to 25 lbs.
- Operate machinery or power tools.
- Operate motor vehicles and/or golf carts.
- Identify and inspect objects.
- Be able to work overtime, weekends, night hours (emergencies).
- Work in an outdoor environment such as precipitation and wind.
- Work in extremely low or high temperatures.
- Work in small and/or enclosed spaces.
- Traverse flat and non-flat terrain.
- Strong communication and interpersonal skills.
- Ability to handle multiple tasks simultaneously.
- Knowledge of Fair Housing Laws and OSHA requirements.
- Proficiency in using onsite software functions.
