Administrative Construction Project Manager

Hours: Full Time – 35 hours per week

Only candidates who are permanent in the Administrative Construction Project Manager title or those who are reachable on the DDC promotional list (exam #3523) or the open-competitive list (exam #3039) may apply. Candidates must be currently authorized to work full-time in the United States and must present original documents proving citizenship or the legal right to work in the U.S. The NYC Department of Design and Construction is unable to support or sponsor any visa applications or extensions. Educational credentials must be from a U.S. Department of Education-recognized accredited institution; foreign credentials require independent equivalency verification.

About the role

The selected candidate will manage complex capital commitment projects, overseeing the planning, execution, and completion of capital construction projects. This includes managing Construction Management (CM) staff, project budgets, and schedules to ensure cost-effective and timely delivery. The role involves working with Sponsor Agencies from project inception to completion, ensuring an understanding of each project’s scope, vision, and close-out of the finished structure.

Responsibilities

• Generate cost estimates to determine project bid prices.
• Develop deliverable dates and schedules to ensure timely, cost-effective project completion.
• Supervise, coordinate, and direct project design, construction management, and construction staff.
• Resolve complex construction or design issues.
• Negotiate with contractors and vendors.
• Process and review change orders and project estimates.
• Ensure adherence to safety precautions and project schedules.
• Generate reports, attend meetings, and oversee contractor performance.
• Supervise, coordinate, and direct Project Managers and Junior Project Managers.

Requirements

• At least six years of full-time satisfactory experience in construction management on capital projects, each with a dollar value of at least $15,000, including at least eighteen months in a managerial or consultative capacity.
• A combination of the following, totaling ten years of education and experience:
  • Full-time satisfactory experience in construction inspection on capital projects (each at least $15,000), with one year of credit per year of experience (max four years).
  • Full-time satisfactory experience as a journeyperson in skilled building construction trades, with one year of credit per year of experience (max four years).
  • Education in an accredited college leading to a bachelor’s degree in architecture, landscape architecture, or engineering (chemical, civil, electrical, mechanical, or sanitary), with 30 credits equating to one year of experience (max four years).
• A New York State license as a professional engineer or registered architect (or equivalent from a reciprocal state) may substitute for up to four years of the education/experience requirements, but all candidates must still meet the six-year construction management experience requirement, including eighteen months in a managerial role.
• Possession of a valid New York State Motor Vehicle Driver License, which must be maintained during employment.

Preferred Skills

• At least six years of experience in complex design and construction project management, schedule management, and cost management.
• Ability to manage construction managers and complete multiple multi-trade projects on schedule.
• Strong organizational, computer, verbal, and written communication skills.
• Attention to detail.

Pay

$62,407.00 – $113,013.00 per year.
