About the Role

VCU’s Facilities Management Department is seeking a Zone Superintendent to supervise and manage the facilities stewardship program of a geographically distinct zone at the University. The Superintendent organizes, leads, instructs, plans, schedules, and directs a team of skilled and semi-skilled multi-craft trades staff. This role sets and communicates expectations related to unit goals and objectives, provides constructive feedback and training, and manages performance using University policies and guidelines.

The Zone Superintendent plays a critical role in planning and coordinating the work of multiple trades to ensure high-quality work and exceptional customer service, optimizing efficiency and effectiveness. This role focuses on reinvestment and deferred maintenance program development, assists in strategic planning, and ensures the repair and maintenance of building systems, including interior and exterior infrastructure. The Superintendent directs all preventive maintenance work in the zone to extend equipment life, maximize energy and resource conservation, and minimize emergency service calls, while establishing key performance indicators and metrics.

Responsibilities

  • Performance Management
    • Set and communicate clear expectations aligned with department or unit goals.
    • Oversee all recruitments, establish employee work profiles, and set performance goals.
    • Ensure staff have the necessary knowledge, skills, and abilities to accomplish goals.
    • Meet requirements of the performance management system, including timely evaluations and documentation.
    • Address and document performance issues as they occur.
    • Review and communicate safety issues to maintain a safe and healthy workplace.
  • Leadership
    • Achieve goals in a timely manner.
    • Ensure staff are well-organized and prepared for tasks.
    • Provide frequent, constructive feedback.
    • Instruct staff on objectives and direction of the group.
    • Enable subordinates to assume duties without assistance on short notice.
    • Foster teamwork and communication within Facilities Operations.
    • Share information and ideas to improve customer service and promote Facilities Management goals.
  • Work Management
    • Ensure work is completed safely, efficiently, and effectively.
    • Maintain accurate and timely reporting.
    • Develop, utilize, and complete management reports/queries, including workload management reports (e.g., backlog/aging reports) using a Computerized Maintenance Management System (CMMS).
    • Handle priorities according to established Standard Operating Procedures (SOPs).
    • Establish, schedule, and oversee zone preventive maintenance schedules.
    • Ensure materials necessary for maintenance plans are available to facilitate smooth workflow.
    • Support all efforts related to AiM, including AiM Go.
  • Fiscal Responsibility
    • Comply with all Procurement and Facilities Management policies and guidelines.
    • Complete work efficiently and effectively within the budget framework.
  • Risk Management
    • Demonstrate commitment to risk assessment, considering cost, benefit, and impact.
    • Utilize identified internal control mechanisms and verify data accuracy.
    • Complete online reconciliation of monthly credit card statements in accordance with SOPs.
  • Logistics
    • Monitor Purchasing Card and other procurement methods for discrepancies, correct issues quickly, and use them effectively to achieve organizational goals.
  • Other Duties
    • Work with team members to increase their understanding of building systems and business practices, including AiM, to promote self-reliance.
    • Designated to work/on call during emergencies and inclement weather.

Requirements

  • Knowledge and demonstrated experience supervising, instructing, directing, leading, evaluating, organizing, scheduling, and planning a team of skilled and semi-skilled multi-craft trades in a commercial or institutional facility.
  • Extensive knowledge of facilities maintenance and methods of construction.
  • General knowledge of the various trades.
  • Demonstrated ability to work from plans for improvement or alteration of buildings and equipment.
  • Ability to set priorities, manage budgets, oversee contractors, and knowledge of the Commonwealth of Virginia’s procurement system.
  • Strong computer skills, including experience with Computerized Maintenance Management Systems (CMMS).
  • Strong leadership with excellent written and oral communication skills and a customer service focus.
  • Exposure to and knowledge of safe work environments in accordance with OSHA, federal, state, and local regulations, as well as environmental health standards for indoor environmental quality.
  • High school diploma, GED, or equivalent.
  • Valid Virginia Driver’s License.
  • Demonstrated ability to work in and foster an environment of respect, professionalism, and civility with a diverse population of faculty, staff, and students, or a commitment to do so.

Preferred Qualifications

  • State of Virginia Journeyman License in Electrical, Plumbing, or HVAC.
  • Experience working in a higher education environment.

Pay

Salary range: $90,000 - $100,000 ($43.26/hr - $48.07/hr) plus up to $5,000 sign-on bonus.

Schedule

Monday-Friday, 8:00 AM - 4:30 PM (40 hours per week).
