Union bargaining unit: Local 32 BJ. Regular, full-time position (40 hours per week). Standard work schedule: Monday - Friday, 8:00am - 5:00pm.
About the Role
The Superintendent monitors issues affecting asset value and tenant satisfaction in assigned portfolio properties. The incumbent anticipates tenant needs, working with on-site Porters and Handypersons to deliver high-level services that meet tenant expectations.
Responsibilities
- Maintain all operational equipment on the premises, including routine inspections of facilities and machinery to assess service needs and perform necessary maintenance.
- Repair and maintain equipment, common areas, offices, roofs, fire exits, and other critical property management areas.
- Manage building maintenance and client services using office suite software and industry-specific technology.
- Keep records of tenant inquiries and commercial operations to generate reports as directed by management.
- Perform thorough cleaning of buildings, heavy lifting, moving appliances, and snow removal.
- Oversee outstanding work orders, on-site projects, and other tasks to ensure timely completion while maintaining proper documentation and legal compliance.
- Maintain regular communication with building staff to assess skills, training needs, and status updates for management.
- Ensure adherence to all policies, procedures, safety guidelines, and regulations.
- Provide exceptional customer service to prospects and tenants, addressing requests promptly and professionally.
- Manage unexpected maintenance needs efficiently, communicating with tenants in a timely and professional manner.
- Foster positive relationships with Columbia Commercial tenants, staff, and vendors.
- Be available at all times for emergency and on-call duties.
Requirements
- High School Diploma or equivalent required.
- Minimum of 3 years related experience, including experience as a Handyperson and/or Porter.
- Computer proficiency is necessary.
- Ability to attain required certificates or licenses, including Standpipe Certificate, Sprinkler Certificate, No. 6 Boiler License, and No. 6 Fuel Oil Certificate of Fitness.
- Essential duties include heavy lifting and outdoor work in any weather conditions.
- Well-versed in the operation and maintenance of absorption air conditioning, chiller units, and their auxiliaries.
- Working knowledge of oil-fired low-pressure boilers, their auxiliaries, and fire safety systems to ensure they are in good working order.
Preferred Qualifications
- Supervisory experience is preferred.
Pay
Salary range: $78,280 - $78,280. The salary of the finalist selected for this role will be set based on factors including departmental budgets, qualifications, experience, education, licenses, specialty, and training.
