About the Role

This leadership position oversees the purchasing and estimating functions for Risewell Homes, ensuring cost-effective, high-quality construction while managing a team of professionals and collaborating across departments to meet corporate and divisional goals.

Responsibilities

• Recruit, select, and manage high-potential team members, addressing subcontractor performance issues in line with company policy.
• Delegate problem-solving and decision-making authority, fostering a motivational environment and modeling company values.
• Conduct performance reviews with clear goals and action plans aligned with company initiatives.
• Collaborate with division leaders to assess business strategies and execute initiatives to meet performance expectations.
• Prepare accurate construction hard cost estimates for land acquisition and post-purchase bidding.
• Compile and verify Scopes of Work and specifications, assessing site-specific variables (e.g., site conditions, municipality requirements).
• Direct the bidding, negotiating, and awarding of contracts for production homes using QSDP (Quality, Service, Delivery, Price) parameters.
• Oversee the creation and issuance of start work orders and change orders, addressing contractor/supplier questions and late requests.
• Build and maintain a balanced vendor base, negotiating prices and ensuring compliance with hiring guidelines.
• Monitor trade contractor and supplier performance, providing feedback and ensuring up-to-date Scopes of Work.
• Resolve cost variances from construction issues and refine plans/specifications to reduce costs.
• Establish pricing for standard and custom homeowner options to maintain targeted profit margins.
• Research new products and construction methods to improve profitability, reviewing Job Cost Reports monthly.
• Develop and update specifications to appeal to high-end buyers, evaluating cost-effectiveness and marketability.
• Lead value engineering and cost reduction meetings to meet profitability goals.
• Maintain project specifications, plan redlines, and participate in new product development with a focus on cost efficiency.
• Recommend standard specifications and oversee the design selection center (in-house or out-of-house).
• Support accounts payable by resolving invoice discrepancies and develop management reports as required.
• Address breaches of contract by trade contractors.

Requirements

• Minimum of ten years of experience in the home building industry.
• Minimum of seven years of onsite/offsite purchasing experience in residential construction, with knowledge of field construction methods.
• Strong understanding of construction drawings and contracts.
• Excellent negotiating skills and commitment to fair business practices.
• Proficiency in Windows, Word, and Excel; detail-oriented with strong analytical and organizational skills.
• Ability to commute to and tour job sites.
• Desire for continuous learning and personal growth.
• Valid driver’s license and active vehicle insurance.

Physical Requirements

Primarily a sedentary office role with low to moderate noise levels. Requires hearing, typing, and talking, with finger dexterity for computer use. Professional appearance and business apparel expected. Reasonable accommodations available for individuals with disabilities.

Supervisory Responsibilities

This position supervises other employees.
