About the Role
The Vice-President oversees all aspects of the development process, ensuring that project milestones, budgets, and quality standards are met. Working in close collaboration with senior management, this role involves direct interaction to anticipate and solve problems, minimizing crisis management on all development matters.
Responsibilities
- Oversee development on Extell projects, ensuring completion within established budget, scheduled milestones, and quality standards.
- Work closely with the Executive Vice President, Senior Vice President, and senior management to define project scope, detail project plans, and obtain necessary approvals.
- Negotiate with and direct the work of architects, engineering consultants, construction contractors, design and construction vendors, and the sales team.
- Interface with project stakeholders, including applicable hotel brands, public agencies, community groups, and senior management.
- Act as the owner’s representative, maintaining communication with all relevant parties and preparing government agencies program applications.
- Establish and refine processes, schedules, and procedures for overall project operations.
- Assist in defining project objectives and priorities, and develop standardized project documentation (contracts, bid forms, closeout standards).
- Coordinate monthly budget and variance analysis updates, reviewing financial performance with senior management.
- Monitor fund releases to consultants, contractors, and vendors, and assess vendor/consultant performance.
- Obtain and verify proper entitlements and building construction permits.
- Establish and maintain reporting standards for project staff, ensuring high-quality work and adherence to contract documents.
- Track project costs, approve payment requests, and mitigate liabilities such as construction liens and insurance claims.
- Perform project "closing-out" duties and participate in sourcing new development/acquisition opportunities.
- Provide leadership and management for development teams, coordinating progress among Extell departments (Design, Construction, Marketing, Accounting, etc.).
Qualifications
- Advanced degree in Real Estate Finance or Business Management preferred; Bachelor’s degree from an accredited university or college required.
- Minimum of 10 years of relevant experience in real estate development, business management, or related activities.
- Expertise managing projects of similar size and scope, with significant transaction experience.
- Experience in execution of residential and commercial development projects in the New York City market.
- Proven record of managing multi-disciplinary project teams (architecture/design, construction/engineering, zoning/real estate law, sales/marketing, finance/accounting).
- Experience training and managing a team of development professionals, including joint venture partnerships and project financing.
- Strong ability to review and understand architectural drawings.
- Proficiency in MS Office (Excel, Outlook).
