About the team
The Portfolio Management team oversees property management for Walmart stores nationwide, supporting store operators to enhance customer experience. The team collaborates across functions to review legal agreements, negotiate with third parties, and optimize Walmart’s real estate portfolio. Their work contributes to maximizing the value of Walmart’s real estate assets while supporting operational goals.
Responsibilities
- Lead all real estate matters for approximately 400 stores, ensuring alignment with Walmart’s operational and strategic goals.
- Serve as the primary point of contact for store operations leadership, landlords, jurisdictions, third parties, cities, and neighboring businesses.
- Interpret and analyze legal documents, communicating obligations and rights to internal stakeholders and providing recommendations for remodel and expansion capital investment projects.
- Recommend use waivers for third-party requests.
- Collaborate daily with internal teams, including project management & design, facilities services, legal, compliance, construction and execution, and operations.
- Partner with Legal and other departments to ensure compliance and support store-level needs.
Requirements
- Experience in commercial real estate management.
- Strong negotiation, analytical, and project management skills.
- Critical thinking and problem-solving abilities.
- Demonstrated ability to lead upward and influence senior stakeholders and cross-functional partners.
- Excellent communication and relationship management skills, with the ability to represent Walmart externally.
- Experience interpreting and analyzing legal documents such as leases and contracts.
- Ability to manage a high-volume, fast-paced portfolio with competing priorities.
- Professional presence and interpersonal agility to navigate complex stakeholder environments.
Qualifications
- Bachelor’s degree in Real Estate or related field and 3 years’ experience in real estate, retail development, tenant representation, or related area OR 5 years’ experience in real estate, retail development, tenant representation, or related area.
- 2 years’ experience in property management.
- Juris Doctor/Law degree (preferred).
- Project and portfolio management experience (preferred).
- Supervisory experience (preferred).
- Master’s in Business Administration (preferred).

Pay
The annual salary range for this position is $80,000.00 - $155,000.00. Additional compensation includes annual or quarterly performance bonuses and stock for certain positions.
