Union Engineer (Watch Engineer / Blue seal)
Serves as a Stationary Engineer
Serves as a Stationary Engineer operating and maintaining stationary engines and equipment such as steam engines, boilers, air compressors, generators, turbines, and refrigeration equipment. Performs Stationary engineer duties as needed.
- Records data (temperature, hours of operation, fuel consumption, water levels, etc.), reads dials, gauges, and manuals.
- Observes, sets parameters and makes control modifications to all plant equipment, alarms, fire detection system, via computer software and building automation systems.
- Responsible and knowledgeable of high voltage / switch gear. Perform select electrical circuit switching without supervision.
- Analyzes maintenance problems including emergencies and coordinates activities regarding repairs.
- Must be proficient in all plant systems (i.e. boilers, chillers, HVAC electronics, building automation systems, high voltage electrical, switch gear, and all types of lab systems). Must be knowledgeable of all building automation control systems.
- Performs trending, point changes system troubleshooting, and performs additional tasks and functions as required. Must be capable of diagnosing and making repairs in the field.
- Must have working knowledge of computers and the ability to learn and operate new state-of-the-art computer functions.
Additional Factors
- Rotating shift work is required. Maintains shift coverage as needed.
- Coordinates equipment repairs and troubleshooting with the Sr. Maintenance Mechanic HVAC.
- Ensures all required forms to be filled out per the direction of management.
- Adjusts manual controls or overrides automatic controls to start or shut down equipment.
- Conducts safety tests and periodically inspects repairs, adjusts, and lubricates equipment.
- Performs preventative maintenance of equipment as required.
- Records and reports actions taken and feeds chemicals and caustics into systems and devices.
- Performs basic water treatment test - Observes the results of water tests.
- Follows all CBRE and regulatory agency policies and may be required to hold a license issued by a state or municipality that restricts the kinds of equipment operated to specified types and sizes.
- Operates a computer, telephone, and maintenance tools and equipment.
Qualifications
It is agreed that the qualifications for Stationary Engineer at the Murray Hill, New Jersey location will include the possession of a NJ High Pressure Steam Blue Seal Operator's License.

Pay Range
The pay range for this position is subject to an applicable Collective Bargaining Agreement. The negotiated rate for the Union Engineer position is paying up to $45.88 per hour. Please refer to the Collective Bargaining Agreement regarding pay scale.
