About the role
As an Underwriter IV within PNC's Real Estate Banking organization, you will be based in Denver, CO; Los Angeles, CA; or San Diego, CA. This is an in-office position where you will work independently with little or no oversight, exercising exception and elevated approval authority. You will prepare offerings for all types of transactions at any level of complexity or manage assigned portfolios, interact with internal and external customers, and provide recommendations for credit structuring. You will serve as a subject matter expert for certain asset classes, coach and train other underwriters, and fill in for the manager as required.
Responsibilities
- Analyze credit, collateral strength, and financial worthiness of loan/transaction parties to prepare offerings, scorecards, and risk ratings.
- Perform ongoing credit risk management for assigned portfolio, if relevant.
- Coach and review the work of other underwriters.
- Contact internal/external customers and other parties to gather and clarify information.
- Perform pre-approval and post-approval activities as needed.
- Identify and confirm external regulatory requirements and ensure internal policies/procedures are followed.
- Make recommendations on credit decisions or make credit decisions directly, as appropriate.
- Apply knowledge of IRS Code Section 42 and 47, equity structures, documentation, market research (including onsite inspections and market comp analysis), and third-party or external guidelines.
Requirements
- Bachelor’s degree or a comparable combination of education, job-specific certifications, and experience (including military service).
- Typically 5+ years of industry-relevant experience.
- Strong skills in credit decisions, financial analysis, risk identification, process improvements, and results orientation.
- Proficiency in accuracy and attention to detail, coaching others, credit analysis, decision-making, underwriting knowledge, managing multiple priorities, market research, real estate development, property data analysis, sales closings, agreements, and regulatory environments.

Pay
Base salary range: $100,100.00 – $202,800.00. Salaries vary based on geographic location, market data, skills, experience, and education. This role is incentive eligible, with payment based on company, business, and/or individual performance.
