Responsibilities

  • Troubleshoot repairs and dispatch appropriate trades or conduct the necessary repairs themselves.
  • Track and monitor spending to ensure they stay within the budget.
  • Negotiate repair costs with trades and vendors.
  • Pay weekly invoices to ensure all trades and vendors are paid promptly.
  • Manage preventive maintenance to ensure that building systems operate efficiently.
  • Ensure the physical condition of properties are maintained to company standards.
  • Keep up-to-date notes and documentation on each unit within property management software.
  • Support cost-cutting and expense control programs.
  • Be mindful with materials and supplies and practice best methods of repairs.
  • Complete Turn checklist and all other required maintenance documentation in a timely manner as required by the Turn Project Manager.
  • Perform other related duties as assigned.

Requirements

  • 2+ years in Maintenance / service management experience.
  • Ability to maintain professionalism and a strong customer-focused demeanor with demanding clientele.
  • Excellent time management skills, detail-orientation, and ability to multi-task and prioritize work.
  • Strong decision-making and problem-solving skills, along with advanced conflict resolution skills.
  • Effective communication and interpersonal skills and proficiency in English. Must be able to articulate needs and convey information verbally and in writing effectively with employees, customers, supervisors, and co-workers throughout the organization.
  • Knowledge of management methods and sound employee relations techniques with an ability to connect to staff, troubleshoot problems, and help teams collaborate, as necessary.
  • Able to work in an equitable, inclusive, and diverse environment.

Skills

  • Bilingual in English and Spanish is preferred.
