About the role

The Superintendent is responsible for the daily operation of a job site, including scheduling, production, and procurement of materials, manpower, and equipment. Supervises all direct labor positions on the assigned project and manages any contracted work on the site to ensure successful project completion. This position requires full-time travel to the project location.

Responsibilities

  • Studies specifications to plan procedures for construction based on starting and completion times and staffing requirements for each phase.
  • Interacts with the Project Manager to determine the project schedule; develops and utilizes "look ahead" schedules to assess progress and spot upcoming issues.
  • Coordinates the pre-construction meeting with the Project Manager prior to mobilization.
  • Directs procurement of tools and materials to be delivered at specified times to conform to work schedules.
  • Ensures all parties involved with the project are informed of construction issues and progress through regular meetings with supervisory personnel, craft personnel, subcontractors, and clients.
  • Works with supervisory personnel and labor representatives to resolve complaints and grievances within the project workforce.
  • Confers with supervisory and engineering personnel, inspectors, and suppliers to resolve construction problems and improve construction methods.
  • Inspects work in progress to ensure conformity to specifications and construction schedules.
  • Manages the project based on progress reports, materials used, costs, and adjusts work schedules accordingly.
  • Works with the Manager of Craft Resources to move personnel between projects, managing crew mixes and work assignments to control labor costs; may terminate underperforming personnel.
  • Works with the project manager in preparing the Project Management Plan.
  • Ensures company policies, including safety and equal opportunity, are implemented consistently.
  • Ensures company quality standards and housekeeping requirements are maintained.

Qualifications

  • Bachelor's degree in construction management or related field, or an equivalent combination of education and experience.
  • 5+ years of experience in ground-up commercial projects, particularly in the light industrial and/or cold storage sector.
  • Demonstrated knowledge of construction processes.
  • Valid driver's license and ability to travel to and from the project site.
  • Understanding and application of building codes and design requirements; accurate blueprint reading.
  • Good understanding of subcontractors' scopes of work and tolerances.
  • Strong written and verbal communication skills; expresses ideas clearly and effectively; uses proper grammar and syntax. (Basic Spanish preferred)
  • Strong administrative skills: monitors progress and coordination of work activities; keeps others informed of progress and problems.
  • Strong management skills: establishes techniques to effectively monitor and supervise subordinates and follow up on delegated assignments.
  • Maintains integrity: adheres to ethical standards, conduct, and organizational policies.
  • Excellent problem-solving ability: formulates alternative solutions using data from different sources.

  • Ability to operate office equipment (fax, copier, telephone) and use spreadsheet and word processing software.
  • Knowledge and use of CMiC preferred.
