About the role
The Superintendent is responsible for the daily operation of a job site, including scheduling, production, and procurement of materials, manpower, and equipment. Supervises all direct labor positions on the assigned project and manages any contracted work to ensure successful project completion. This position requires full-time travel to the project location; the listed location does not reflect the project site.
Responsibilities
- Plan construction procedures based on start and completion times, staffing requirements, available tools, equipment, and building methods.
- Work with the Project Manager to set the project schedule and develop “look ahead” schedules to assess progress and identify upcoming issues.
- Coordinate the pre-construction meeting with the Project Manager prior to mobilization.
- Direct procurement of tools and materials to meet scheduled delivery times.
- Keep all parties informed of construction issues and progress through regular meetings with supervisory personnel, craft personnel, subcontractors, and clients.
- Resolve complaints and grievances within the project workforce in collaboration with supervisory personnel and labor representatives.
- Confer with supervisory, engineering, inspectors, and suppliers to resolve construction problems and improve methods.
- Inspect work in progress to ensure conformance with specifications and schedules; adjust work schedules based on progress reports, materials used, and costs.
- For new construction superintendents: partner with the Manager of Craft Resources to move personnel between projects, manage crew mixes and assignments to control labor costs, and may terminate underperforming craft personnel.
- Collaborate with the project manager to prepare the Project Management Plan.
- Implement company policies, including safety and equal opportunity, and maintain company quality standards and housekeeping requirements.
Qualifications
- Bachelor’s degree in construction management or related field, or equivalent combination of education and experience.
- 5+ years of experience in ground-up commercial projects, particularly in the light industrial and/or cold storage sector.
- Demonstrated knowledge of construction processes, building codes, design requirements, blueprint reading, and subcontractor scopes.
- Valid driver’s license and willingness to travel to and from the project site.
- Strong written and verbal communication skills; expresses ideas clearly with proper grammar and syntax (Basic Spanish preferred).
- Solid administrative skills: monitors progress, coordinates activities, and keeps stakeholders informed of progress and issues.
- Strong management skills: establishes techniques to proactively monitor and supervise subordinates and follow up on delegated assignments.
- Maintains integrity by adhering to ethical standards, conduct, and organizational policies.
- Excellent problem-solving ability: integrates data from multiple sources to formulate alternative solutions.
