Responsibilities
- Plan, manage, procure, schedule, and execute assigned construction projects.
- Oversee one or more projects simultaneously, maximizing profitability and aligning with company objectives.
- Deliver predictable outcomes for internal teams, external partners, and customers while upholding "The Layton Way."
- Ensure projects meet quality and safety standards and exceed owner expectations.
- Collaborate with a counterpart superintendent under "Two in the Box" to strengthen client relationships and ensure successful project delivery.
- Assist in preparing project estimates and budgets.
- Lead the development of the Project Management Plan (PMP) and organize pre-award and pre-construction meetings.
- Participate in value engineering, negotiate and prepare subcontracts, and obtain necessary permits and regulatory approvals.
- Develop project schedules, milestones, and execution plans in coordination with the superintendent.
- Control contract documents, ensuring completeness and consistency, and manage project materials and equipment procurement within budget and schedule.
- Monitor site performance for quantity, cost, safety, quality, and schedule in partnership with the superintendent.
- Develop and monitor project quality, safety, and risk management plans.
- Negotiate owner and subcontractor change orders and manage associated cost and profit impacts.
- Prepare and submit monthly client pay requests and follow up on collections.
- Control job cost payments based on document review and approval, coordinating with the job cost accountant for payments and lien releases.
- Participate in monthly accounting and project reviews.
- Manage final project closeout procedures, including as-built drawings, closeout documentation, and letters of substantial completion and recommendation.
- Provide project cost information to the estimating team for database updates.
- Maintain client relationships and conduct all client meetings.
Qualifications
- Bachelor's degree in construction management or a related field, or equivalent combination of education and experience.
- 5+ years of experience in ground-up commercial projects, particularly in light industrial and/or cold storage sectors.
- Understanding of estimating concepts to verify bids, assess market rates, and process change orders.
- Familiarity with contractual language, construction laws, and practices to protect company interests while delivering quality service.
- Working knowledge of building codes, design requirements, blueprints, and specifications.
- Ability to work effectively as a team member and delegate tasks to achieve organizational and customer goals.
- Strong verbal and written communication skills for presentations and stakeholder interactions.
