Responsibilities
- Assist in planning, managing, and executing assigned construction projects; may handle one or more projects simultaneously.
- Manage projects to meet quality standards, owner expectations, and profitability.
- Assess and respond to customer needs; cultivate customer relationships.
- Promote Layton’s business philosophies and assist in training project personnel.
- Champion “The Layton Way” by delivering predictable outcomes for internal teams, external teams, and customers.
- Ensure “Constructing with Integrity” by working with honesty, unity, safety, and quality.
- Assist in preparing estimates, project budgets, and unit cost reports.
- Organize and conduct pre-construction planning meetings.
- Participate in negotiating project subcontracts.
- Assist the project team in preparing the project management plan and planning successful execution of the construction contract.
- Participate in value engineering services as appropriate.
- Obtain and review plans and specifications; determine completeness and consistency.
- Assist the project owner in obtaining permits and resolving regulatory requirements.
- Assist in preparing the project schedule and developing milestones to complete the project in concert with the Project Superintendent; participate in schedule updates.
- Develop monthly client pay requests and follow up on collections to ensure timely payment per contract terms.
- Control payment of job and subcontractor costs based on construction progress, document review and approval; coordinate with the job cost accountant for payments and lien releases.
- Participate in monthly job cost reviews to declare project status, increase profitability, and promote Layton objectives and goals.
- Manage project material and equipment procurement within budget constraints and consistent with the delivery schedule.
- Develop and monitor project quality, safety, and risk management plans.
- Negotiate owner and subcontractor change orders; manage resulting schedule, cost, and profit impacts.
- Attend, direct as needed, and may take notes for project team meetings, including weekly Owner/Architect meetings and subcontractor/coordination meetings.
- Coordinate all final close-out procedures: as-built drawings, punch lists, final billing, occupancy permit, owner acceptance, project manuals, warranty letters, subcontractor close-out, letter of substantial completion, and letter of recommendation.
- Participate in post-completion project review and provide Preconstruction with information for their database.
- Train and mentor project and field engineers and other team members as needed.
- Manage project engineers to ensure construction compliance by reviewing, submitting, and following up on submittals, RFIs, document revisions, and other documentation to avoid delays and additional risk.
- Update and implement software programs for collaboration, quality, and document management.
- Develop and maintain owner relationships.
- Perform other related duties as assigned.
Qualifications
- Bachelor’s degree in construction management or related field, or equivalent combination of education and experience.
- 3+ years of experience in ground-up commercial projects, preferably in the light industrial and/or cold storage sector.
- Excellent communication skills; ability to express ideas clearly and effectively; strong negotiation skills.
- Understands construction laws and practices; applies building codes and design requirements correctly; reads blueprints accurately.
- Maintains Layton’s standard of ethics, conduct, and organizational policies.
- Excels in problem solving; finds relationships between data from different sources to formulate alternative solutions.
- Works well with others; takes time to help coworkers, customers, and others achieve goals and assignments.
- Plans effective courses of action for self and others; allocates resources and assigns personnel; uses time efficiently and is well-organized.
- Manages events to achieve goals; self-starter who works well without close supervision; has a record of achieving aggressive goals.
- Professional affiliations (e.g., AGC member) and credentials (e.g., PE) preferred.
- Ability to speak basic Spanish commands, questions, and instructions regarding construction preferred.
- Strong computer and technical skills; ability to learn new software programs quickly and apply them to processes.
