Title Agent - ROW/Land

About the role
TRC is seeking a Sr. Title Agent for a long-term project in Colorado. The Title Agent, under the direction of the Lead Agent or ROW Supervisor, possesses an excellent working knowledge of all right of way disciplines, including title, permitting, acquisition, and documentation. They are knowledgeable about property valuation, survey drawings, and alignment sheets.
Responsibilities
- Assist ROW Supervisor in providing guidance to ROW Agents.
- Secure permission to enter properties from landowners and tenants.
- Negotiate for ROW options, easements, fee interest, and curative documents while maintaining the ROW price policy.
- Assist in the development of a construction line from conditions and/or restrictions placed on the ROW by the landowner and/or tenant.
- Maintain a detailed diary of each contact for every property owner and tenant on a project and prepare a detailed weekly activity report.
- Maintain a detailed log of all payments.
- Negotiate damage settlements as required.
- Support all construction activities as required.
- Document all ROW activities as required.
- Adhere to project Safety Plan.
- Perform any other task that may be required during the performance of duties.
Requirements
- Associate's degree preferred or relevant experience.
- Experience as a title agent or a related title position.
- Experience researching land ownership.
- Proficient in Microsoft Office products, including spreadsheet and word processing.
- Specialized knowledge in title research methods and techniques.
- Competent knowledge and skills in land description and terminology, surface and sub-surface rights, document analysis, and curing title defects.
- Ability to identify and solve business, technical, and administrative problems.
- Ability to work alone, make decisions, and use judgment while researching county records and performing related activities.
- Practical experience in the application, modification, and adaptation of standards, techniques, and procedures.
- Advanced knowledge to plot metes and bounds descriptions and convert a variety of land measurement values.
- Ability to travel as dictated by job requirements.

- Ability to lift and/or move up to 35 pounds; use good judgment and seek assistance or wear back support appliances when appropriate.
- Specific vision abilities required include close vision, distance vision, color vision, and the ability to adjust focus for computer monitor use and manual tasks.
- Ability to sit, use hands and fingers to handle objects, tools, or controls, and reach with hands and arms.
- Ability to hear and talk.
- Ability to stand, walk, stoop, kneel, or crouch.
- Majority of work performed in a well-lighted, temperature-controlled office setting; field work required at locations such as governmental agencies, corporate entities, and client offices.
- Frequent interruptions during the workday for impromptu meetings.

Pay
Salary Range: USD $58,500.00 - USD $83,200.00 per year.
Eligibility for participation in the Company’s annual Discretionary Bonus Program, contingent on company, business segment, and individual performance.
