About the role
The Title Abstractor plays an important role in the real estate, legal, and title insurance fields, researching property records to verify ownership history and identify any issues that could affect a property's title.
Responsibilities
- Examine county land records, tax assessor information, court filings, and other public databases to gather property-related information.
- Analyze deeds, mortgages, liens, easements, judgments, and other legal documents to establish the property's chain of title and ownership history.
- Detect title defects, legal claims, unpaid taxes, encumbrances, or other matters that may impact the transfer or ownership of a property.
- Compile research findings into a comprehensive abstract of title or title report for use by attorneys, title companies, lenders, buyers, or underwriters.
Requirements
- At least one year of experience in a similar role.
- Exceptional attention to detail and ability to accurately review historical legal records and identify inconsistencies or potential title concerns.
- Familiarity with legal terminology, property ownership concepts, and real estate documentation.
- Experience using land record databases, county recording systems, digital archives, and other title research resources, including microfilm when applicable.
