About the Role

This is a temporary position. The Porter is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, and cosmetic maintenance. The Porter also handles the make-ready process consistent with the property’s operational objectives under the supervision of the Maintenance Supervisor and Community Manager.

Responsibilities

  • Regular/daily onsite attendance is required.
  • Clean, remove trash, and perform general maintenance of grounds, buildings, breezeways, and all interior and exterior community common areas.
  • Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner.
  • Ensure all repairs and replacements necessary for grounds, buildings, breezeways, and community common areas are completed promptly.
  • Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns.
  • Assist in maintaining a preventative maintenance program that extends the life of the community while minimizing future repairs.
  • Understand and follow Asset key policy.
  • Maintain a well-organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines.
  • Assist the Maintenance Supervisor in maintaining the hazard communications program; teach and promote safe work practices.
  • Participate in unit inspections as requested.
  • Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager.
  • Utilize property resources, equipment, and supplies economically.
  • Perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager.
  • Participate in on-call emergency response at the community.
  • Manage excellent customer service and monitor service request turnaround and responsiveness.
  • Project a favorable image of the community to achieve property objectives and public recognition.
  • Ensure consistency in dealing with residents on all matters.
  • Enforce policies of the community as delegated by the immediate supervisor.

Requirements

  • High School Diploma or Equivalent.
  • Ability to understand and perform all on-site software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regularly required to move about to accomplish tasks or move from one worksite to another, traversing flat and uneven terrain.
  • Frequently required to ascend and descend ladders, stairs, ramps, step stools, etc., work in an overhead position and/or reaching, repeat motions that may include the wrists, hands, and/or fingers.
  • Frequently adjust or move objects in all directions of 100+ lbs., lift and place objects of 100+ lbs.
  • Communicate with others to exchange information, operate motor vehicles and/or golf carts.
  • Exposed to outdoor weather elements (wind, precipitation) including low and high temperatures and hazardous chemicals.
  • Occasionally required to move self in different positions to accomplish tasks in various environments, including tight and confined spaces, remain in a stationary position (often standing or sitting for prolonged periods).
  • Operate machinery and power tools, assess the accuracy, neatness, and thoroughness of the work assigned, identify and inspect objects and areas.
  • Able to work overtime, weekends, and night hours (on-call for property emergencies).

Pay

Salary Range: $25.00 per hour to $26.00 per hour.
