Temporary Facilities Maintenance Technician

Job Summary

Maintenance Technicians work under the supervision of the Facilities Director and are required to perform a wide variety of skilled duties including skilled painting, plumbing, electrical, mechanical problems. They are expected to troubleshoot, repair, and perform preventive maintenance on equipment, buildings and systems to assure all residents and staff have a safe and secure environment.

Essential Functions

• Receive and follow maintenance schedule/instructions from supervisor as outlined in established maintenance procedures.
• Maintain all work areas, shops, utility, maintenance rooms and storage areas in clean and organized manner.
• Put tools away, sweep floors, and remove garbage on a daily basis.
• Carry a radio and other communication equipment while on duty and respond in a timely manner.
• Cleans and/or changes air conditioning filters.
• Inspects, repairs, and maintains building structures and equipment, i.e., electrical systems, plumbing systems, heating systems, air conditioning systems, refrigeration systems, appliances, paint, laundry equipment, kitchen equipment, furnishings, windows, fire alarm systems, telephones, doors, vehicles, etc.
• Replaces burned out light bulbs, to include exit lights, outside lights, decorative lights, overhead lights, fluorescent lights, etc. and performs custodial duties.
• Maintain records of work performed by completing work orders.
• Maintain inventory of materials on hand and materials used.
• Follow established safety procedure in the performance of maintenance duties.
• Relate tactfully and courteously with residents.
• Participate in surveillance activities to recognize and eliminate potential hazards in and around the buildings and grounds.
• Report all incidents, accidents, unsafe/hazardous conditions and/or equipment immediately including equipment malfunctions or breakdowns as soon as possible.
• Performs repairs as needed.
• Unlocks doors and/or delivers packages for residents on request.
• Follows established safety procedures and precautions in the performance of maintenance duties.
• Reports equipment malfunction or breakdown and defective equipment to a supervisor as soon as possible, if unable to correct.
• Attends seminars, in-services, and educational or technical classes as necessary.
• Maintains professional working relationships with residents and co-workers.
• Able to assist Environment Services staff as needed.

• Regularly identifies and reports necessary facility or equipment issues to management.

• Takes care in completing quality work in a professional manner.
• Stays current and up-to-date on all safety, training, and policies.
• Follows direction from supervisor, learns by following directions and policies established.
• Flexible in covering other shifts and schedules as needed.
• Maintains good attendance & punctuality.

Qualifications

• High school diploma or equivalent experience.
• Maintain a valid, non-restricted California Driver's License.
• Refrigerant Handling Certificate (for HVAC preferred).

Skills, Abilities And Experience

• Possess three (3) years’ experience in the building trades.
• Possess knowledge of safety practices of building and construction trades.
• Possess ability to operate various motor vehicles, i.e., cars, vans, small trucks, battery and fuel powered service carts.
• Possess ability to properly operate power tools and all types of common hand tools.
• Possess effective oral and written communication skills and the ability to read English.
• Possess ability to read and interpret electrical schematic diagrams.
• Possess good hand to eye coordination and depth perception.
• Possess ability to differentiate between various colors.
• Possess ability to disassemble and reassemble electrical and mechanical devices.
• Computer and keyboard skills required.
