General Description (Summary description of the primary duties and objectives of the position.)

Responsible for the environmental integrity of buildings; including HVAC and decisions affecting supporting systems like electrical, pneumatic, water, sanitary, gas and life safety.

Maintains all environmental systems for maximum efficiency in an effort to provide the appropriate environment for the building occupants.

Communicates with city governmental and insurance inspectors, chemical suppliers and vendors on a regular basis.

  • Absorb and apply knowledge of electronics and electrical and gas fired equipment during a four-year apprenticeship approved by the U.S. Department of Labor.
  • Understand and comply with safety standards, OSHA, MIOSHA, EPA and IAQ guidelines.
  • Handle refrigerants according to OSHA/EPA standards.
  • Perform preventive maintenance on equipment.
  • Periodically reconcile physical assets to accounting records.

Skills

  • Ability to analyze and troubleshoot HVAC electrical and refrigeration circuitry.
  • Work from site prints and handwritten instruction, electrical and mechanical schematics.
  • Mechanical and electrical working knowledge of HVAC equipment, pneumatics, electronic control systems.
  • Knowledge of multifunction meters, programmable control systems and computer.
  • Refrigerant handling, reclaim, recovery and recycle according to OSHA / EPA standards.
  • Understanding of equipment requiring preventive maintenance.
  • Knowledge of safety standards, OSHA, MIOSHA, EPA and IAQ guidelines.
  • Some heavy lifting is required.
  • Must be able to operate cranes and fork lifts for moving heavy material or equipment.
  • Must be able to work in elevated positions (from lifts, etc.).
  • Must be able to work on pressurized steam systems.

Education/Experience

  • High School diploma or equivalent.
  • Satisfactorily completed a four-year apprenticeship approved by the U.S. Department of Labor, including knowledge of electronics and electrical and gas fired equipment.
  • Universal certificate in refrigerant handling.
  • Know and follow established safety procedures.

Supervision

Works with limited direct supervision. May oversee apprentices and contractors.

Work Environment

  • Office and manufacturing facilities.
  • Works with hazardous materials such as electrical, refrigeration and pressurized systems and in hazardous conditions such as heights and on roofs requiring use of lifts and ladders.
  • Required to work in various locations / facilities as requested.
